Job Title: AVP, Corporate Real Estate Management
Position Summary:
We are seeking a highly organized and detail-oriented AVP, Corporate Real Estate Management to join Oaktree’s EMEA & APAC Workplace Services team. This role will support a broad range of activities for Oaktree’s EMEA and APAC offices, including lease negotiations, coordinating legal processes, collaborating on real estate projects, and working cross-functionally with internal departments. The ideal candidate will bring strong analytical, organizational, and communication skills, with a proven ability to manage complex negotiations and deliver successful project outcomes.
Key Responsibilities:
- Real Estate Strategy and Planning
- Assist with developing long-term real estate strategies for the EMEA and APAC regions that align with the company's overall business goals, including expansion plans, cost optimization, and employee needs
- Proactively monitoring key lease dates and milestones and assisting with the development of strategy and action plans for upcoming events.
- Coordinating with the Workplace Strategy team to assess current and future space needs and developing plans to address them.
- Collect and analyse relevant documentation, including existing lease agreements, market analyses, and regulatory requirements
- Analysing market trends and identifying opportunities to business growth or consolidation.
- Leasing and Lease Administration
- Assist in all aspects of lease negotiations, ensuring terms align with the organization’s strategic, operational and financial objectives.
- Ensure key dates and milestones for the EMEA & APAC offices are accurately tracked in Oaktree’s lease administration system.
- Collaborate with internal and external legal counsel throughout the lease negotiation and transaction lifecycle.
- Provide background context and business objectives to legal teams to support effective negotiation and risk mitigation.
- Work closely with outside or in-house counsel to negotiate lease terms, establish timelines, and manage communication with landlords or their legal representatives.
- Coordinate internal stakeholder approvals, ensure timely execution of lease agreements.
- Project Management
- Work in partnership with Oaktree Workplace Strategy team, design firms and external project managers to ensure real estate projects are delivered on time, within budget, and to expected quality standards.
- Assist with change management and communication strategies.
- Analyse lease packages and ancillary documentation to ensure project alignment.
- Maintain and update Oaktree’s project management system to reflect accurate project status, documentation, dependencies, and deliverables.
- Cross-Functional Teamwork
- Collaborate effectively with departments including Workplace Strategy, Technology Services, Tax, Treasury, Accounts Payable, and Corporate Accounting to ensure seamless integration of real estate activities with broader business processes.
- Facilitate efficient communication and coordination across functions to support real estate transactions and project goals.
Qualifications:
- Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field.
- Minimum of 12 years of experience in corporate real estate, lease negotiation, and project management.
- Strong understanding of real estate law, lease structures, and financial principles.
- Excellent analytical, organizational, and interpersonal communication abilities.
