Job Title: Architectural Design Head – Partner / Project-Wise

  • At least 10 CC & OC projects completed under your name

  • High-rise project experience (40m–150m and above preferred)

About the Position

Architectural Design Head – Partner / Project-Wise

Key Roles & Responsibilities

1. Concept & Design Leadership

  • Lead concept design, feasibility studies, and master planning.
  • Prepare and guide layouts, unit plans, parking schemes, podiums, amenities, and façade design.
  • Deliver sustainable, innovative, and cost-efficient designs.
  • Finalize design iterations and presentations.

2. Statutory Approvals & Plan Passing

  • Handle all liaisoning approvals with BMC, NMMC, CIDCO, SRA, MHADA, MMRDA, MIDC, AAI, Fire Department, and other statutory bodies.
  • Sign drawings, forms, and compliance documents as the Registered Architect.
  • Ensure compliance with

    UDCPR 2020, DCPR 2034, NBC, Fire & Life Safety, CRZ, MOEF

    .
  • Manage approval cycles for plan sanctions, CC, plinth, amendments, and OC.

3. Technical Documentation & GFC Drawings

  • Oversee development of GFC drawings, working drawings, tender sets, BOQs, façade details, fire plans, and parking plans.
  • Ensure technical accuracy and compliance across all deliverables.

4. Project Coordination & Execution

  • Coordinate with structural, MEP, fire, façade, landscape, and environmental consultants.
  • Conduct site visits to resolve architectural issues and ensure design integrity.
  • Approve materials, finishes, mockups, and execution details.

5. Developer, Client & Society Interaction

  • Lead meetings with developers, PMCs, societies, and consultants.
  • Prepare feasibility options and presentations for redevelopment schemes.
  • Provide expert-level clarity on design, approvals, and technical matters.

6. Quality, Compliance & Audit

  • Maintain compliance with all codes and statutory norms.
  • Identify design risks early and provide mitigation steps.
  • Ensure quality assurance across design and execution.

7. Leadership & Delivery Management

  • Guide junior architects, coordinators, and drafting teams.
  • Monitor design timelines, trackers, and submission schedules.
  • Ensure timely delivery of all statutory and architectural milestones.

8. Completion, CC & OC Documentation

  • Oversee submissions and compliances for CC, plinth checking, amendments, and OC.
  • Coordinate with authorities, inspectors, and site teams for closure of compliance points.

Required Qualifications

  • B.Arch + COA Registration (Mandatory)

  • Minimum 15 years

    of Mumbai/Navi Mumbai project experience.
  • 10+ completed CC & OC projects

    under your signature.
  • Strong experience in

    High-rise, Redevelopment, SRA, Residential & Commercial

    projects.
  • Deep knowledge of

    UDCPR, DCPR, NBC, Fire & Life Safety norms

    .
  • Excellent communication, leadership, and technical skills.
