Role & responsibilities

Manager Contracts will oversee the comprehensive lifecycle of contracts related to the company's projects. This includes drafting, negotiating, and managing contracts to ensure compliance with legal standards and company policies. The ideal candidate will possess excellent negotiation skills and deep understanding of real estate laws and regulations

Preferred candidate profile

1. Contract Preparation and Management: • Prepare and draft tender and contract documents for major civil, finishes, facades, and interior works. • Oversee the entire contracting process from preparation to finalization. • Develop and implement zero-based costing and contracting strategies. 2. Contractor Evaluation and Negotiation: • Evaluate contractors before bidding and conduct thorough evaluation and comparison of quotes. • Perform rate analysis and lead negotiation processes to finalize contracts. • Handle claim and escalation settlements, as well as dispute resolution. 3. Project Support and Process Improvement: • Manage complex contractual requirements for high-rise projects, especially at critical junctures for obtaining part occupancy certificates (OC). • Act as a core team member to manage and improve various contract-related processes. • Set up and ensure implementation of departmental processes across projects. 4. Cost Optimization: • Identify and implement strategies to optimize the Cost of Construction (CoC) • Formulate and track contracting and sourcing strategies through the Tender Event Schedule. 5. Stakeholder Collaboration and Support: • Ensure execution teams receive the required resources, particularly materials and service contracts, to adhere to cost and schedule. • Coordinate with external agencies for techno-commercial discussions and changes required in tender contract documents. • Develop and maintain a network with clients, architects, consultants, vendors, subcontractors, and suppliers. 6. SOP Development and Compliance: • Develop, review, and update Standard Operating Procedures (SOPs) to align with industry regulations, company policies, and best practices. • Ensure adherence to defined safety standards for design and equipment specifications. 7. Technical Review and On-Site Coordination: • Review, comment on, and approve method statements, material transmittals, prequalification documents, and shop drawings submitted by subcontractors. • Resolve site queries to meet execution requirements and understand technical and functional specifications. • Anchor on-site activities to ensure project completion within time and cost parameters and effective resource utilization. 8. Documentation and Contractual Compliance: • Prepare documents for invitation of bids, including specifications, finalization of requirements, and Bill of Quantities (BOQ). • Negotiate, review, and award contracts as per contract regimes. • Maintain and review general contract and subcontract/supplier documents to ensure proper handling and compliance.

QUALIFICATIONS: B. Tech Civil + MBA (Preferred) EXPERIENCE: 5+ Years of experience in Contracts Dept.
