Job Description

Responsibilities:

  • Active role in Facility Management to ensure the SLAs are being met without any deviation.
  • Responsible for Monitoring Technical team, Security team, House- keeping team activities and ensuring calls are closed within the SLA.
  • Interacting with builder for facility concern issues, project initiatives, Energy conservation initiatives, preparing the statutory documents etc.
  • Responsible for Preparing, 52 Week Planned Preventive maintenance schedules of all M&E installations and ensuring 100% on time closure of preventive maintenance activities as per the schedules without any deviations
  • Having walk through with the team and provide snags and follow up for closure.
  • Inventory Management Monitoring of all housekeeping / pantry / stationery / M&E consumables and ensure reordering.
  • Responsible for preparing & maintaining Asset list and ensuring the Asset reconciliation activities has to be carry out as per schedules without any deviation.
  • Responsible for Operation and maintenance of electrical and mechanical equipments like UPS Systems, HVAC systems, Inverters, LT panels, Control panels, Bus couplers panels, Distribution boards (UPS, Raw power, Lighting and Emergency Lighting DB’s).
  • Management of Business continuity planning in case of strikes / bundhs etc.
  • Operation and Maintenance , which include Fire Alarm system, Public addressing system, Access, control system and CCTV system.
  • Responsible for Operation and maintenance of fire and safety practices like sprinkler system, hydrant system, Fire alarm system, PA system, VESDA system, FM200 system, WLD system, smoke detector system, Heat detector system and Fire extinguishers maintenance are followed without any deviation.
  • Monitoring AMC vendors / Service providers who is working inside the premises and ensuring the services has been provided without any deviation.
  • Responsible for preparing a schedule and executing Annual Power Shutdown activity for all M&E installations.
  • Trouble shooting & rectification of the day-to-day electrical problems with in minimum time & maintaining minimum down time.
  • Responsible for preparation of critical spares list for all installations as per the manufacturer’s recommendations.
  • Preparing, Maintaining and submitting reports like MMR, SLA, IR and RCA, , Helpdesk call report, daily report, Weekly report, Asset reconciliation report, PPM completion report, Utility reports, Invoice tracker etc.
  • Presenting High and low lights to clients.
  • Responsible for minor project coordination and management like floor renovation, adding seats etc.
  • Ensuring vendor payments are paid on time for the rendered services
  • Responsible to conduct fire evacuation drills
  • Ensuring the building compliance certificates are in place
  • Ensuring the FLA (First line assurance) documents are updated on time in the EXL portal
  • Ensuring the e-nforce checklist updated on time in the EXL portal
  • Responsible for raising CBRE, sub vendor (Amps,Tenon,Pest control, etc.) cost sheets generation and invoice submission
  • Responsible for raising request for any facility requirements as and when required
  • Responsible for internal and external audit coordination and ensuring nil observations in the audit
  • Responsible to keep all AMC service reports without fail
  • Responsible in F&B operation like ensuring cafeteria operations are intact, Food license is in place, conducting kitchen surprise audits in a monthly basis, snack and Beverage counter are intact
  • Responsible for Client management like welcoming clients, food arrangements, billing process etc
  • Should have very good command over MS Office

    (Word, Excel & PowerPoint)

  • Managing the team and ensure all the day to day activities are handled smoothly without any escalation
