Job Description – Senior Sales Manager (Direct Sales) Project: Luxury Resort Plot Community – ECR Department: Sales Industry: Real Estate (Luxury Resort Plots / Second Homes / Investment Plots) Reporting To: AGM / GM – Sales Location: ECR / Mahabalipuram/ Thiruporur  Salary: 35000-40000 Monthly Incentives: 50000 Role Overview The Senior Sales Manager will be responsible for driving high-value direct sales for a luxury resort plot project on ECR. This role demands strong experience in premium real estate sales, a deep understanding of HNI customer behaviour, and the ability to deliver personalised, high-touch sales experiences. Key Responsibilities 1. Direct Sales & Conversions • Handle premium customer leads (HNI, NRI, investors, second-home buyers). • Conduct personalised presentations, one-on-one meetings, and curated site visits. • Achieve high-ticket size closures for luxury resort plots. • Create urgency and value through strong persuasion and ROI-driven presentations. 2. Lead Generation & Prospecting • Self-source high-quality leads through referrals, local networks, events, and luxury channels. • Engage with corporate groups, wealth managers, and premium communities. • Maintain an active pipeline of qualified prospects. 3. Luxury Customer Experience Management • Provide a premium, hospitality-driven sales experience aligned with the project’s luxury positioning. • Ensure seamless coordination from enquiry → site visit → booking → documentation. • Maintain long-term relationship for referrals and repeat investments. 4. Market Intelligence – ECR Corridor • Track ECR market trends, pricing, competitive resorts/plots, and luxury buyer preferences. • Provide insights to management on demand patterns, customer behaviour, and pricing strategies. 5. Reporting & Collaboration • Maintain daily/weekly MIS on lead funnel, site visits, and bookings. • Coordinate with CRM, Marketing & Operations teams for smooth customer handling. • Support promotional activities, luxury events, property exhibitions, and investor meet-ups. Skills & Competencies • Strong understanding of luxury and resort segment sales. • Ability to influence HNI/NRI buyers with confidence and clarity. • Excellent communication, grooming, and presentation skills. • Skilled in negotiation, objection handling, value selling, and relationship building. • Ability to curate customised sales pitches based on customer persona. Experience & Qualifications • Experience: 5–10 years in luxury real estate sales (ECR experience is an added advantage). • Prior experience in selling high-end villas, plots, second homes, resort communities, or farm plots preferred. • Education: Any graduate; MBA preferred. Key Performance Indicators (KPIs) • Monthly/quarterly sales achievement (premium ticket size). • Lead-to-site-visit-to-booking conversion ratio. • Quality of customer experience and referral count. • Value of self-sourced business.
