1. Position Summary

The Sales & Marketing Manager will be the driving force behind achieving sales targets for our luxury residential projects in Visakhapatnam, particularly Villasam. This role demands a seasoned professional with deep domain knowledge, exceptional leadership skills, and a proven track record of selling high-value properties to HNI (High Net Worth Individual) and NRI (Non-Resident Indian) clientele. The manager will oversee the entire sales lifecycle, from lead generation and marketing strategy to negotiation and final closure.

2. Key Responsibilities

A. Sales Strategy and Execution

Target Achievement: Exceed sales and revenue targets for luxury villas, ensuring high conversion rates and optimal price realization.

Pipeline Management: Oversee and manage the end-to-end sales pipeline, ensuring timely follow-up, client nurturing, and accurate forecasting.

Market Intelligence: Conduct continuous competitive analysis specific to the Visakhapatnam luxury market, advising management on pricing strategy, product mix, and buyer preferences.

B. Luxury Marketing and Branding

Bespoke Campaigns: Conceptualize, develop, and execute high-impact, targeted marketing campaigns (digital, print, exclusive events, collaborations) that resonate with the luxury segment.

Brand Presentation: Ensure the project's brand identity, including brochures, site aesthetics, and sales collateral, reflects premium quality and exclusivity.

Lead Generation: Manage strategies for generating high-quality leads, specifically targeting HNI databases, investors, and referral networks.

C. High-Value Client Relationship Management

Client Experience: Deliver an unparalleled, exclusive buying experience to prospects, handling inquiries and negotiations with the highest level of professionalism and discretion.

Stakeholder Liaison: Work closely with legal teams, project management, and finance to ensure seamless customer onboarding and post-sale documentation.

Broker Management: Recruit, train, and manage a network of high-performing real estate brokers who specialize in the luxury segment.

D. Team Leadership and Development

Lead and mentor the on-site sales team, setting clear KPIs, providing coaching, and fostering a culture of high performance and ethical selling practices.

Conduct regular sales meetings, training sessions, and performance reviews.

Pay: ₹11,869.68 - ₹47,484.20 per month
