Regional Business Development Manager

Primary Responsibilities

Network Expansion & Business Development

• Drive expansion through both

  Franchise and COCO models

  in the assigned region.
• Develop and implement network expansion strategies aligned with business growth plans.
• Identify high-potential markets and locations for new store openings.
• Build strong partnerships with franchisees, landlords, and developers to accelerate market penetration.
• Evaluate relocation opportunities and optimize store portfolio performance.
• Benchmark competitor expansion activities and leverage insights for growth.

Real Estate Site Selection & Analysis

• Identify and evaluate real estate opportunities through site visits, demographic research, and commercial analysis.
• Apply site selection metrics, financial performance indicators, and revenue models to secure optimal brand locations.
• Collaborate with external real estate partners, landlords, and property consultants to identify viable properties.
• Ensure alignment of site selection with business, retail, and store development teams.

Lease Negotiations

• Negotiate Letters of Intent (LOIs), commercial terms, and lease agreements for both Franchise and COCO stores.
• Present Batas retail concepts to landlords and developers to secure favorable terms.
• Proactively manage lease renewals, rent reductions, and exit negotiations for underperforming stores.

Lease Administration & Property Management

• Liaise with landlords, mall owners, and property dealers for smooth operations.
• Review and manage legal documentation related to leases.
• Prepare and monitor property budgets and financial reports.
• Develop a vendor ecosystem to support real estate and property management.
• Stay updated on market trends, competitor practices, and pricing strategies.
