Job Description

We are seeking an experienced Property / Facility Manager to manage end-to-end facility operations, including civil, mechanical, electrical, fire & life safety systems, CCTV, security, utilities, and statutory compliance. The role requires strong technical knowledge, vendor coordination, and operational leadership.

Key Responsibilities & Scope of Work1. Overall Property & Facility Management

• Complete responsibility for day-to-day facility operations
• Tenant coordination, complaint resolution, and service management
• Vendor, AMC, and contractor management
• Budget control, maintenance planning, and reporting
• Regular site inspections and management reporting

2. Civil Works & Infrastructure

Equipment / Systems Covered:

• Building structure (RCC, steel, masonry)
• Flooring (tiles, marble, granite, epoxy)
• Plaster, painting, polishing
• Waterproofing systems (terrace, basement, toilets)
• Doors, windows, glazing, façade
• Roads, pavements, boundary walls
• Drainage, sewage, storm water systems

Responsibilities:

• Preventive and breakdown civil maintenance
• Supervision of repair, renovation, and minor construction works
• Contractor quality control and material verification

3. Mechanical Systems

Equipment / Systems Covered:

• Lifts / Elevators / Escalators
• Water supply pumps (domestic, flushing, booster pumps)
• Sewage Treatment Plant (STP)
• Effluent Treatment Plant (ETP)
• HVAC systems (Chillers, AHU, FCU, VRF/VRV, Split & Package ACs)
• Cooling towers
• Air compressors (if applicable)
• Automatic doors and rolling shutters

Responsibilities:

• Operation & maintenance of all mechanical equipment
• AMC coordination and performance monitoring
• Energy efficiency and uptime management

4. Electrical Systems

Equipment / Systems Covered:

• LT panels, HT panels (if applicable)
• Transformers
• DG sets (backup power systems)
• UPS systems
• Internal & external lighting systems
• Earthing & lightning protection
• Cable trays, wiring, switches, sockets
• Solar power systems (if installed)

Responsibilities:

• Electrical maintenance, safety checks, and load management
• DG operation coordination and fuel management
• Electrical statutory compliance and audits

5. Fire & Life Safety Systems

Equipment / Systems Covered:

• Fire hydrant system
• Fire sprinkler system
• Fire pumps (main, jockey, diesel)
• Fire alarm & detection systems
• Smoke detectors & MCPs
• Fire extinguishers
• Emergency exit signage & lighting

Responsibilities:

• Fire system operation & maintenance
• Coordination of fire audits, NOC compliance
• Conducting mock drills and safety training

6. CCTV, Security & ELV Systems

Equipment / Systems Covered:

• CCTV cameras & NVR/DVR systems
• Access control systems
• Boom barriers
• Video door phones
• PA systems
• Intercom systems

Responsibilities:

• CCTV monitoring and maintenance
• Coordination with security agencies
• Incident reporting and preventive security planning

7. Utilities & Services

• Water supply, bore well, tank management
• Power, diesel, and utility consumption monitoring
• Waste management & housekeeping services
• Pest control coordination

8. Compliance & Documentation

• Statutory records and inspection registers
• AMC documentation for all equipment
• Coordination with local authorities (Fire, Electrical, Municipal)
• Safety, insurance, and audit compliance

Required Skills & Qualifications

• Strong technical knowledge of civil, mechanical, electrical & fire systems
• Experience managing large facilities or multiple properties
• Ability to handle vendors, technicians, and contractors
• Good reporting, communication, and documentation skills
• Basic computer skills (MS Office, email, reports)

Preferred:

• Diploma / Degree in Mechanical / Electrical / Civil / Facility Management
• Experience in commercial or residential complexes
