Role Overview

We are looking for a highly driven and detail-oriented Project Director (Civil) to lead and deliver luxury villa projects in Lonavala. This role demands daily on-site presence, hands-on execution, and a strong focus on quality, detailing, and finishing standards.

Key Responsibilities
1️ Project Planning & Execution

• Lead complete execution of luxury villa / bungalow projects.
• Prepare detailed project schedules and execution strategies.
• Conduct daily site walk-throughs and monitor progress closely.
• Manage snagging, finishing, and ensure premium-quality standards.
• Resolve on-ground challenges with a hands-on approach.
• Implement value engineering without compromising quality.

2️ Quality & Finishing Excellence

• Maintain strict focus on detailing and world-class finishing.
• Ensure all structural, civil, and interior works meet luxury benchmarks.
• Work closely with architects, designers, consultants, and vendors.

3️ Team Leadership & Coordination

• Lead small but high-performance site teams.
• Provide clear direction, mentorship, and on-ground guidance.
• Build a culture of accountability and excellence.

4️ Financial & Contractual Management

• Manage budgeting, billing, BOQs, and contract negotiations.
• Monitor material consumption, site costing, and vendor payments.
• Handle risks, cost escalations, and ensure cost-effective execution.

5️ Stakeholder & Vendor Management

• Collaborate with senior management on strategy and progress.
• Maintain transparent communication with all stakeholders.
• Deal effectively with contractors, vendors, and local authorities.
• Take ownership of site issues and resolve them independently.

Key Requirements

• B.E. Civil with strong construction and project management experience.
• 10+ years in luxury residential / hospitality projects (preferred).
• Strong leadership, execution, and decision-making capability.
• Excellent knowledge of finishing, detailing, and site management.
• Must be willing for daily on-site presence in Lonavala.
• Immediate joiners preferred.
