Property Manager – Maintenance Operative

We are seeking a skilled and reliable Maintenance Operative with strong knowledge in civil work, repairs, and property maintenance. The ideal candidate will ensure that all building facilities, common areas, and external surroundings are safe, functional, and well-maintained. This role requires active observation, supervision, and timely execution of maintenance tasks.
Key Responsibilities
1. Regular Inspections & Observation: Conduct routine building walkthroughs to identify structural, electrical, plumbing, or safety issues.Maintain detailed records of observations and report potential risks or improvement needs.
2. Repairs & Maintenance Work: Perform general civil work, including minor construction, patching, carpentry, fitting, and masonry repairs. Handle repairs for plumbing, electrical points, fixtures, appliances, doors, windows, and flooring, Coordinate with external vendors or specialists when advanced technical assistance is required.
3. Groundskeeping & Maintain cleanliness Supervison: common areas, corridors, parking zones, and building surroundings. Oversee landscaping work, garden maintenance, and external beautification.
Ensure daily cleaning schedules and waste disposal processes are followed properly.
4. Safety & Compliance: Conduct safety checks, fire system testing, emergency lighting verification, and equipment compliance checks.
Ensure the property meets local authority guidelines, building codes, and safety standards.
Immediately address any hazards or unsafe conditions.
5. Tenant Communication & Coordination: Respond quickly to tenant maintenance complaints and resolve issues efficiently. Keep tenants informed about repair timelines, scheduled work, and any temporary inconveniences.
Maintain a courteous and professional communication approach at all times.
Types of Maintenance Work Involved• Preventive MaintenanceScheduled tasks to prevent equipment failure and property damage, such as:
HVAC filter replacement
Pest control services
Seasonal inspection of plumbing, roofs, drainage, etc.
• Reactive (Corrective) Maintenance Immediate or emergency repairs when breakdowns occur:
Burst pipes
Electrical faults
Appliance failures
Leakages or damage caused by weather
• Routine Maintenance Day-to-day Supervision activities:
Mopping or cleaning common areas
Checking water tanks, pumps, and generators
• Cosmetic Maintenance Aesthetic improvements to enhance property appearance:
Painting walls or fences
Landscaping upgrades
Minor refurbishments for better tenant satisfaction
Required Qualifications & SkillsStrong knowledge of civil work, basic electrical, plumbing, and mechanical repairs
Ability to observe problems early and act proactively
Good supervision and multitasking skills
Hands-on experience in property maintenance preferred
Strong communication skills and tenant-friendly behaviour
Ability to maintain maintenance logs and reports
Eligibility Criteria
Age: 25 – 40 years
Must own a bike for commuting and site visits
Physically fit with the ability to handle manual tasks
Minimum education: ITI / Diploma /graduate 12th pass (preferred but not mandatory with experience)
Work Nature :
Full-time, on-site
May require availability during emergencies or after-hours situations
