As a Maintenance Manager, your role involves developing and implementing maintenance policies, procedures, and standards to ensure efficient operation and upkeep of facilities and equipment. Your key responsibilities include: - Planning and scheduling preventive maintenance activities to minimize downtime and prolong the lifespan of assets. - Managing a team of maintenance technicians, including recruitment, training, performance evaluation, and development. - Coordinating with department heads to prioritize maintenance tasks based on operational needs and service requirements. - Overseeing troubleshooting and diagnosis of equipment malfunctions, ensuring timely and effective repairs. - Monitoring inventory levels of spare parts and maintenance supplies, and ensuring adequate stock levels are maintained. - Developing and managing maintenance budgets, including cost estimation, expenditure tracking, and variance analysis. - Ensuring compliance with regulatory requirements, safety standards, and environmental regulations related to maintenance activities. - Implementing energy-saving initiatives and sustainability practices to reduce operating costs and minimize environmental impact. - Establishing and maintaining relationships with vendors, suppliers, and contractors for outsourced maintenance services and procurement of equipment and supplies. - Conducting regular inspections of facilities and equipment to identify maintenance needs and address potential hazards or safety risks. - Collaborating with other departments to support special projects, renovations, and facility expansions. - Keeping abreast of industry trends, best practices, and technological advancements in maintenance management. Qualifications required for this role include: - Bachelor's degree or equivalent in engineering, facilities management, or a related field (preferred). - Proven experience in maintenance management, with at least 5 years of experience in a leadership role within the service industry. - Strong technical knowledge of building systems, mechanical equipment, and utilities infrastructure. - Excellent leadership and team management skills, with the ability to motivate and mentor a diverse team of maintenance technicians. - Proficiency in maintenance management software, computerized maintenance management systems (CMMS), and other relevant software applications. - Strong analytical and problem-solving abilities, with a focus on continuous improvement and operational excellence. - Excellent communication and interpersonal skills, with the ability to interact effectively with internal stakeholders, external vendors, and regulatory agencies. - Knowledge of safety regulations, compliance standards, and environmental requirements relevant to the service industry. - Project management skills and experience overseeing large-scale maintenance projects and capital expenditures. - Relevant certifications (e.g., Certified Maintenance and Reliability Professional, Facilities Management Professional) are desirable.
