Head of Planning (Civil)

Planning Head – Roles & Responsibilities (Residential Real Estate)1. Project Planning & Scheduling

• Develop detailed project schedules for all residential developments—from design to handover.
• Define timelines for key stages: approvals, civil works, finishing, MEP, and possession.
• Prepare baseline programs using MS Project / Primavera and track actual progress.

2. Coordination with Design, Approvals & Execution

• Coordinate with architects, consultants, and the design team to align planning schedules with design deliverables.
• Liaise with approval departments (BBMP, RERA, Fire, BWSSB, BESCOM, etc.) to ensure timely clearances.
• Work closely with site engineers and project managers to maintain execution as per plan.

3. Resource & Material Planning

• Forecast material, manpower, and equipment requirements for each phase.
• Ensure procurement schedules align with construction targets.
• Optimize resource allocation to minimize idle time and wastage.

4. Cost Planning & Control

• Prepare project budgets, track monthly progress vs cost, and highlight deviations.
• Support the commercial and procurement teams in cost analysis and vendor planning.
• Assist management in cost forecasting, cash flow projections, and project profitability.

5. Monitoring & Reporting

• Monitor site progress through daily, weekly, and monthly MIS reports.
• Identify potential delays and provide recovery or catch-up plans.
• Present progress dashboards to top management highlighting key milestones, risks, and corrective actions.

6. Risk, Delay & Quality Management

• Conduct delay analysis and recommend extension of time (EOT) claims when necessary.
• Anticipate project risks (design revisions, vendor delays, or labour shortages) and plan mitigations.
• Ensure work is executed per quality standards, specifications, and timelines.

7. Strategic Planning

• Assist management in pre-launch planning, including feasibility studies, phasing, and delivery timelines.
• Provide inputs for pricing, sales, and marketing based on project readiness.
• Align multiple project timelines to corporate delivery targets.

8. Team & Process Leadership

• Lead the planning and coordination team across all projects.
• Establish uniform planning systems, templates, and progress-tracking tools.
• Train site planning engineers on documentation, reporting, and schedule management.

Job Type: Full-time

Pay: ₹100,000.00 - ₹150,000.00 per month
