Role & responsibilities
MAJOR RESPONSIBILITIES:
1.Liaising Responsibilities
a. Liaising with Different Departmental Officials
- Meet and interact with officials across departments like Urban Development, Housing, and Revenue.
- Ensure that all project requirements are communicated and addressed effectively with the concerned officials.
- Serve as the primary point of contact between the organization and government departments.
- Resolve any departmental issues or disputes that arise during the project timeline.
. Connect with Town and Country Planning
- Liaise with the Town and Country Planning department to obtain necessary zoning approvals.
- Review master plans and development proposals for approval or amendments based on the towns planning regulations.
- Assist in ensuring that the project complies with local infrastructure, land use, and development plans.
c. Connect with RERA
- Ensuring that the real estate project complies with all RERA guidelines and regulations.
- Updation and Compliance on Quarterly basis.
- Assisting in the timely registration of the project with RERA, including submitting necessary documentation and fees.
- Handling penalties or notices issued by RERA for non-compliance.
c. Coordination with NRDA
- Obtain approval from the NRDA for the project.
- Coordinate with NRDA to meet environmental, technical, and legal requirements.
- Ensure timely submission of project plans and reports for clearance.
d. Coordination with Police Department
- Coordinate with the Police Department for safety, security, and compliance-related activities.
- Obtain any required clearances or permits related to security, construction activity, or other law enforcement concerns.
e. Coordination with Tehseel and Collectorate
- Ensure proper registration, land titles, and ownership verification are in place.
- Work with local Tehseel and Collectorate offices for obtaining land use clearances, approvals, and tax assessments.
- Ensure that all land acquisition processes comply with local and state regulations.
f. Norms & Compliance with Environment and Pollution Control and Labours
- Liaise with the Pollution Control Board to ensure adherence to environmental regulations and pollution norms.
- Obtain environmental clearances and approvals before project commencement.
- Monitor the impact of the project on the environment and ensure mitigation measures are in place as required.
2.Land Acquisition Responsibilities
a. Villagers Interaction
- Engage in discussions with villagers to explain the benefits and processes related to land acquisition.
- Address grievances or concerns raised by the local community regarding land acquisition.
- Negotiate with landowners to arrive at fair compensation agreements.
b. Land Verification
- Verify the ownership documents of the land in question.
- Ensure that the land is free from encumbrances, legal disputes, or any claims by third parties.
- Conduct physical verification of the land to match the legal descriptions and survey records.
- Periodic monitoring of acquired land.
c. Record Collection
- Collect relevant records such as land title deeds, past ownership records, revenue records, and other legal documents.
- Coordinate with government authorities to obtain accurate land records from municipal, revenue, or land registry offices.
d. Record Verification
- Verify the settlement records from Tehsil /online and off line through physical land verification.
- Verify the accuracy of collected records against government databases or legal documents.
- Address any discrepancies in the records and resolve them through proper channels.
- Ensure that the land title is clear and can be transferred to the company or developer without issues.
- Prepare a search report .
- Preparation of site visibility report
e. Map Preparation
- Collaborate with surveyors and engineers to create detailed maps of the land to be acquired.
- Ensure that the land's boundaries, infrastructure, and zoning are accurately depicted.
- Coordinate with government agencies to validate the prepared maps.
f. Registry
- Coordinate with the local registrars office for the proper registration of land.
- Ensure that the registry process is done following the legal framework and that all required documents are submitted.
- Ensure that the land is legally transferred into the companys or developers name.
g. Mutation
- Work with local revenue authorities to ensure the mutation process is initiated and completed after land acquisition.
- Verify that the change of ownership is reflected in government records.
- Facilitate the legal transfer of land titles from the previous owner to the company.
h. Approvals
- Ensure that the land acquisition complies with urban planning laws, environmental regulations, and local building codes.
- Obtain all approvals from the local authorities regarding zoning, land use, and construction.
- Ensure the project is approved in a timely manner for construction to proceed.
3. Documentation and monthly Property Upkeep
- Prepare Comprehensive documents related to project.
- Ensure all legal and liaising documents are updated for internal and external audits.
- Proper Filling and labelling of documentation as per 5S.
- Ensure documents are secured and available as and when required by Management
