Funding - Real Estate

securing project finance (debt/equity)

Key Responsibilities:

• Capital Raising:

   Source, negotiate, and close debt (construction finance, LRD) and equity funding from financial institutions, private equity, and high-net-worth individuals (HNIs).

• Financial Modeling:

   Develop detailed project financial models, including cash flow projections, IRR, NPV analysis, and sensitivity analysis for new projects.

• Cash Flow Management:

   Plan, monitor, and manage project-specific cash flows, including fund utilization, sales collections linkage, and repayments.

• Investor & Lender Relations:

   Act as the primary point of contact, build strong relationships, and provide regular updates to banks, investors, and financial partners.

• Deal Structuring:

   Design optimal capital structures, negotiate term sheets, loan covenants, and manage disbursement processes.

• Compliance & Reporting:

   Ensure adherence to accounting standards, RERA norms, loan covenants, and prepare MIS reports for management.

• Strategic Planning:

   Align funding strategies with project timelines, business goals, and market trends.

• Coordination:

   Liaise with legal, project, sales, and senior leadership teams for seamless funding execution. 

Key Skills & Qualifications:

• Experience:

   5-15+ years in real estate finance, project finance, or corporate finance, with proven success in fundraising.

• Technical Skills:

   Advanced financial modeling (Excel), strong understanding of real estate finance instruments, and capital markets.

• Stakeholder Management:

   Excellent negotiation, communication, and relationship-building skills.

• Industry Knowledge:

   Deep understanding of NBFCs, HFCs, banks, property market cycles, and regulatory frameworks (RERA).
