Job Description

As a Contract Manager (Work Contracts) in the Luxury Township industry in Pune, your role will involve overseeing procurement planning, vendor management, cost benchmarking, raw material sourcing, contract formulation, and negotiation for township construction projects. You will ensure timely availability of materials within budgeted costs, maintain optimum inventory levels, establish sourcing reliability, and facilitate seamless coordination between site teams, vendors, finance, and management. Key Responsibilities: - Develop and implement procurement strategies for raw materials such as steel, cement, aggregates, sand, bricks, RMC, etc., focusing on cost-optimised sourcing. - Forecast and plan material requirements in alignment with project schedules and Bill of Quantities (BOQ). - Ensure timely bulk ordering and supply to prevent shortages, delays, or excess inventory at the site. - Source and evaluate potential suppliers, subcontractors, and service providers based on capability, pricing, and quality standards. - Maintain an approved vendor database, conduct regular commercial/technical evaluations, and build long-term supplier relationships. - Conduct market rate benchmarking, analyze price trends, and negotiate pricing, delivery timelines, commercial terms, taxes, and escalation clauses for cost benefits. - Prepare and float RFQs/RFPs, evaluate bids, finalize suppliers, and manage work contracts, supply contracts, and service agreements. - Maintain procurement records, ensure contractual compliance, and support audit requirements. - Identify and mitigate supply chain risks, resolve supplier issues, and proactively manage contractual disputes to avoid project impact. - Generate MIS reports on procurement status, vendor performance, and inventory movement, and present cost reports to senior management with data-driven recommendations. - Collaborate with cross-functional teams for smooth material flow, ensuring alignment with project requirements. Qualifications Required: - In-depth knowledge of construction materials, industry practices, and legal regulations like FIDIC contracts. - Proficiency in contract management and project management software, such as SAP. - Expertise in raw material procurement, rate negotiation, vendor development, and contract management. - Knowledge of taxation, GST, BOQ interpretation, cost estimation, and material standards. - Excellent analytical, commercial negotiation, and communication skills.
