Possess a deep understanding of Maharashtra Land Laws, land conversion norms, and statutory obligations. Oversee all stages of land acquisition including title due diligence, land identification, documentation, registration, and mutation. Handle applications and secure timely approvals from Gram Panchayats, Municipal/Town Panchayats, and local development authorities. Work closely with MEDA (Maharashtra Energy Development Agency) for submission of applications and securing necessary permits/approvals. Maintain expertise in reviewing and interpreting land records, including 7/12 extracts, Ferfar, and mutation entries. Build and maintain strong relationships with local authorities, revenue department officials, and landowners to facilitate smooth acquisition and conversion processes. Proactively resolve RoW challenges, address local/community concerns, and mitigate political or social resistance through effective communication and negotiation. Create and manage a network of field agents, surveyors, legal consultants, and other third-party agencies to support land acquisition efforts. Ensure meticulous documentation and strict compliance with all legal, regulatory, and corporate governance standards.

Franchise, Commercial & HR Legal Advisory - Provide legal counsel on issues related to franchise agreements, landlord negotiations, and operational contracts. - Initiate or defend legal proceedings in civil, criminal, labour, and consumer courts as necessary. - Collaborate with HR to address violations of company policies or legal statutes, including disciplinary actions and police complaints. - Work closely with external compliance agencies and legal counsel to address employee-related legal violations. 3. Internal Legal Services - Conduct periodic legal training and compliance workshops for internal stakeholders. - Prepare and circulate a monthly dashboard covering leasing and litigation updates. - Maintain and manage a centralized legal database of lease agreements and other legal documents for internal departments including RBD, Finance, and Brand Operations. 4. Process Improvement and Compliance - Develop and continuously enhance SOPs to standardize leasing and retail compliance operations. - Lead automation projects to improve the efficiency and transparency of legal workflows and data management.
