Annual maintenance budget preparation and executing all utilising the allocated budget with a system approach to improve the system performance. To maintain the maximum uptime of the HVAC system without any loss of redundancy levels. Preparation of SOP/MOP/EOP in accordance with systems equipment requirement. Develop a preventive maintenance program and maintain the quality work for any repair activity. Monitor the preventive maintenance to ensure proper operation. Responsibilities also include designing modifications to existing systems, if required. Handling retrofitting or repair jobs as required and review the job for its quality. Evaluate workload and schedule work in a way that best utilizes manpower and maximizes output. Ensure all process and procedures are followed as per the guidelines. Ensures that technicians have proper tools for the job and that they are properly maintained. Evaluates staff to determine training requirements. Role & responsibilities: • Develop detailed plans for managing the performance of all key equipment / systems (Including FLS) and installations, proactive maintenance plans and measuring actual performance levels • Ensure all the equipment/ systems are functional and in proper working conditions, with minimal downtime of critical equipments and all engineering activities are focused towards customer and retailer safety • Prepare detailed engineering budget for the forthcoming year after analyzing previous years performance and growth expectations/ projections • Formulate a preventive maintenance schedule for all equipments/ systems for the entire year based on the Asset History Card, Breakdown Register and the Equipment Manual and get the approval from the Centre Director on the same • Determine the cause of breakdown and ensure the resolution of the same in the minimum possible downtime from the AMC vendor or OEM based on the urgency of the situation • Monitor the deployment of outsourced staff in order to ensure that all the critical equipment are adequately manned • Ensure that retailer issues pertaining to engineering/ technical such as air-conditioning, leakage, electricity, water etc. are handled effectively and in a timely manner • Review the status of logged, resolved, escalated complaints/ issues raised by retailers/customers on a daily basis to improve the efficiency of the process and to identify areas for proactive maintenance • Supervise the physical condition and functioning of fire equipment (extinguishers, pumps, sprinklers etc.), HVAC and electrical equipment/ systems, water and gas systems etc. • Liaise with government/ regulatory bodies (such as BMC, Power Company, Fire department) along with the Liaisoning team / Security team to obtain the necessary licenses/ permissions etc. • Ensure timely goal setting, monitoring, review of performance parameters for team members

Your key tasks and responsibilities will be: • Act as a commissioning Engineer for Mechanical systems, including cooling/heating systems, plumbing, fire and BMS systems in various environments. • Manage projects, plans, provide and gather specifications, and execute assignments in a multidisciplinary engineering commissioning role for large facility projects. • Review design criteria, specifications, drawings, equipment submittals, and other documentation pertinent to commissioning. • Adhere to a thorough quality management/QC process and procedures that validate and document client systems. • Identify and assemble required documentation, drawings, and data from clients, vendors, and contractors. • Develop site-specific commissioning plans. • Develop and/or review factory witness test procedures for major equipment. • Attend factory witness tests and provide detailed reports identifying deficiencies. • Schedule and lead commissioning meetings while ensuring proper documentation. • Develop and administer functional tests for various building Mechanical systems, including cooling/heating systems, plumbing, fire, fuel oil, and BMS systems. • Develop and maintain commissioning logs, equipment checklists, and other tools to track commissioning projects, and write comprehensive final commissioning reports. • Help lead and manage external resources; schedule and direct periodic commissioning meetings; attend construction and coordination meetings if required for the project. • Interface with clients, contractors, equipment vendors, and owners agents as needed; execute project assignments; interact with all facets of the company: engineering, design, etc. • Submit progress reports and commissioning meeting notes to the project and facility manager. • Respond to customer inquiries in a manner that exceeds customer expectations.
