Job Description

I. Approvals & Statutory Permissions Management
Handle end\-t-end approval process for residential & commercialdevelopments: DTCP \/ LPA approvals CMDA coordination when required regionally Building Permit approvals from Corporation \/ Municipality RERA Registration & update submissions Patta Transfer \/ Sub\-division Approval Fire & Pollution Board NOCs Approval for Water, Drainage & Electricity connections (TANGEDCO) Prepare and update approval trackers with clear TAT linkage for each authority. II. Government Relationship & Liaisoning Build and maintain healthy, ethical relationships with: DTCP \/ LPA officials Municipality\/Corporation officials Revenue & Land Administration Officers (Tahsildar, VAO, Surveyor) Fire & Local Environmental Authority officials Accompany officials for inspections, surveys, and compliance reviews. Ensure seamless resolution on queries and objections raised by authorities. III. Document Control & Compliance Assurance Submit accurate project documentation including: Land ownership records (Patta, EC, FMB sketch) Layout drawings, Structural plans, Soil test reports Legal clearances & undertakings Ensure designs adhere to latest Development Control Regulations (DCR). Maintain compliance to regional By\-Laws & town planning jurisdiction norms. IV. Land Title & Due Diligence Support Support Legal team with: Title verification Encumbrance & revenue records Land conversion approvals (if agricultural residential use) Coordinate survey teams to verify boundaries, OSR, road width compliance. V. Project Coordination & Internal Stakeholder Alignment Regular meetings with: Engineering\/Projects (for drawings as per approval plan) Legal (for compliance documentation) Sales & CRM (for RERA update communication) Coordinate approval\-based design alterations with Architects & Consultants. VI. Risk & Delay Mitigation Identify bottlenecks in approval process early & escalate with correctiveaction. Maintain contingency timelines to avoid delays on critical path of projectschedule. Suggest alternate strategies to fast\-track approvals based on authorityrequirements. VII. Reporting & MIS Maintain daily movement logs & approval progress status. Present weekly approval dashboards to Management: Pending vs Approved stages across all authorities TAT compliance report Risk highlight updates VIII. Budgeting & Expense Tracking Estimate approval costs and ensure adherence to sanctioned budgets. Track payments to government authorities and keep record of receipts. Monitor cost of external legal & survey consultants.
