Job Description

Role & responsibilities

1. Project Planning & Execution

  • Supervise end-to-end execution of residential and commercial projects.
  • Coordinate with architects, consultants, contractors, and site engineers to ensure quality and timelines.
  • Monitor project schedules, progress reports, budget utilization, and resource allocation.
  • Ensure adherence to safety standards, RERA norms, and local government regulations.

2. Sales, Marketing & Customer Relations

  • Lead sales teams to achieve monthly/annual booking and revenue targets.
  • Oversee marketing strategies, product positioning, digital campaigns, and channel partner engagement.
  • Ensure high customer satisfaction through timely communication, documentation, and possession processes.
  • Resolve escalations related to customers, brokers, or after-sales service.

3. Financial Management

  • Prepare annual budgets for project execution, operations, and sales.
  • Track cash flows, project costs, and profit margins; ensure cost optimization.
  • Coordinate with finance teams on funding requirements, bank loans, and investor relations.
  • Approve vendor bills, contractor payments, and major expenditures.

4. Regulatory & Legal Compliance

  • Ensure compliance with RERA, municipal approvals, land documentation, and statutory guidelines.
  • Liaise with legal teams to manage land acquisition, project approvals, and contract agreements.
  • Maintain detailed documentation for audits and government inspections.

5. Vendor, Contractor & Stakeholder Management

  • Negotiate contracts with vendors, suppliers, builders, and external agencies.
  • Establish strong professional relationships with government authorities, industry bodies, and partners.
  • Oversee performance evaluations of contractors and resolve operational bottlenecks.

6. Team Leadership & Coordination

  • Lead multidisciplinary teams including construction, sales, CRM, finance, purchase, and HR.
  • Conduct training programs to enhance team capabilities and productivity.
  • Foster a collaborative, performance-driven, and transparent work culture.

7. Reporting & Strategic Decision-Making

  • Present project updates, financial performance, sales forecasts, and risk assessments to senior management.
  • Analyse market trends, competitor projects, and pricing strategies to support business decisions.
  • Develop long-term plans for expansion, new project launches, and business growth.

Required Skills & Qualifications

  • Masters degree in Civil Engineering, Construction Management, or Master’s of Business Administration.
  • 10–15 years of experience in real estate, construction, or infrastructure management.
  • Strong understanding of RERA norms, project approvals, and real estate documentation.
  • Excellent leadership, communication, negotiation, and analytical skills.
  • Expertise in managing large teams and multiple real estate projects simultaneously.
  • Proficiency in MS Office, CRM tools, project management software, and ERP systems.
