AGM/ DGM - Land Acquisition

Job Summary

Successful candidate will mandatorily possess good communication skills/soft interpersonal skills, understanding of real estate domain along with the Analytical and Presentation skills. The incumbent will be managing landowner, JDA partner and local stakeholder relationships, negotiating deals, and overseeing legal documentation, due diligence, and litigation support. The incumbent will lead end-to-end land acquisition processes, including structuring transactions, verifying titles, clearing encumbrances, and ensuring statutory compliance. The incumbent will ensure accurate maintenance, digitization, and coordination of all company land records across legal, finance, and business teams.

Role & responsibilities

• Relationship management with landowners, JDA partners, local officials.
• Negotiations with JDA partners and landowners.
• Support with legal documentation for land acquisition, JDAs, Exchanges, settlements.
• Understanding issues with company land parcels and working with teams to cure those issues
• Support legal team on all matters related to land litigation.
• Due diligence of land parcels being acquired by the company.
• Management of company land records, their regular update and digitization. Supporting legal, finance and business teams with company land related records.
• Structuring land deals, which may include joint ventures, area-sharing agreements, or direct purchases.
• Managing the comprehensive due diligence process, coordinating with legal, finance teams to verify land titles, clear encumbrances, and ensure statutory compliance.
• Managing the entire acquisition process from initial contact to the final closing, ensuring all documentation.
• Relationships with key external stakeholders, including landowners, JDA partners, brokers, and local government officials.
• Ensuring the proper upkeep and management of all land records, legal documents, purchase agreements, and acquisition data in an organized system.

Preferred candidate profile

• Law Graduate with suitable experience in land acquisition/ land team of a developer.
• Minimum 15 years of experience preferably in Gurgaon and Legal background.
• Understanding of land revenue record system.
• Regulations related to land ownership and transfer of land and property.
• Understanding of legal system pertaining to land litigation.
