Job Description

Role Overview

We are looking for an experienced Senior Quantity Surveyor with a solid background in real estate construction projects to manage end-to-end quantity surveying, billing, and cost control functions. The ideal candidate will bring extensive expertise in vendor coordination, contract management, and quantity take-offs, ensuring cost efficiency and accuracy in all project financial matters.

Key Responsibilities

  • Billing & Payment
  • Coordinate with Project Managers, site engineers, and vendors for bill verification.
  • Prepare and review running account (RA) bills, final bills, and reconciliation statements.
  • Verify quantities on-site against work executed for payment approvals.
  • Work Order & Contract Management
  • Prepare and issue Work Orders / Purchase Orders as per approved BOQ and budget.
  • Ensure all work orders are in line with project specifications, timelines, and cost targets.
  • Manage amendments, extensions, and closure of work orders/contracts.
  • Quantity Take-Off & Cost Control
  • Extract quantities from drawings and site measurements with accuracy.
  • Conduct rate analysis for new items and support the tendering process.
  • Monitor cost against budget and provide variance reports to management.
  • Vendor & Stakeholder Coordination
  • Liaise with contractors, vendors, and consultants for smooth execution and billing cycles.
  • Maintain accurate documentation for all billing and contract-related transactions.
  • Reporting & Site Support
  • Conduct regular site visits for measurement verification and progress tracking.
  • Prepare MIS reports for project cost, billing status, and work order progress.
  • Support management decision-making with accurate data and cost insights.

Key Skills & Competencies

  • In-depth knowledge of real estate construction billing and quantity surveying practices.
  • Expertise in BOQ preparation, quantity take-offs, and rate analysis.
  • Strong skills in MS Excel, AutoCAD, and quantity estimation software.
  • Sound understanding of contracts, procurement processes, and vendor negotiations.
  • Ability to work in fast-paced project environments with multiple stakeholders.
  • Strong analytical, negotiation, and communication skills.

Qualifications

  • Diploma / B.Tech in Civil Engineering (or equivalent).
  • 7–10 years of QS experience in residential / commercial real estate projects.
  • Proven track record in end-to-end billing, work order preparation, and cost control.

  • Joining Period: 15–30 days preferred.

  • Salary: Competitive, as per company norms and experience.

Pay: ₹648,769.95 - ₹1,000,000.00 per year
