Job Description

Key Responsibilities

  • Deliver sales bookings for plots within defined timelines.
  • Manage incoming leads, site visits, presentations, and negotiations to close deals.
  • Develop and nurture channel partner and broker networks in Nanded and surrounding areas.
  • Maintain updated sales pipelines and report weekly to management.

Marketing Strategy & Execution

  • Prepare local marketing plans (print, outdoor, digital, events) with management guidance.
  • Coordinate cost-effective campaigns such as hoardings, newspaper ads, local WhatsApp groups, roadshows, and exhibitions.
  • Identify and onboard marketing vendors (printers, designers, digital agencies) as required.
  • Track ROI of each campaign to refine strategy.

Customer Relationship Management (CRM)

  • Manage all post-booking processes including:
  • Issuance of booking forms, demand letters, and receipts.
  • Payment collection tracking with reminders and escalations.
  • Support for Agreement to Sell, Sale Deed, and registration.
  • Possession coordination, including NOCs and final handover formalities.
  • Maintain customer database in

    CRM tools

    such as:
  • Excel-based trackers

    for lead status, bookings, and collections.
  • Real estate CRM platforms

    (e.g., Sell.Do, LeadSquared, or HubSpot if adopted) for centralized lead and customer tracking.

WhatsApp Business & Email CRM tools

  • Generate MIS reports for management: lead funnel, sales progress, payment collection status, customer issue log.

Skills & Competencies

  • Proven experience in real estate sales (plots/land experience preferred).
  • Strong knowledge of the Nanded market and customer profiles.
  • Ability to create and execute marketing campaigns with limited resources.
  • Excellent communication, negotiation, and closing skills.
  • Strong organizational skills to manage sales, CRM, and marketing simultaneously.
  • Hands-on knowledge of CRM tools: MS Excel (pivot, dashboards), WhatsApp Business, and willingness to learn advanced CRMs like Sell.Do or LeadSquared.

Key Performance Indicators (KPIs)

  • Sales Targets:

    % of 48 plots sold vs. defined timeline.
  • Revenue:

    Total sales value achieved.
  • Collections:

    On-time receipt of customer payments.
  • Marketing Effectiveness:

    Leads generated per campaign, cost per lead, and ROI.
  • CRM Efficiency:

    Accuracy of lead/customer data, speed of response, and customer satisfaction ratings.
  • Customer Delivery:

    Smooth documentation, registration, and timely possession handovers.
