Job Description

Job Responsibilities:


  • Real Estate Financial Modeling:

    Build and update complex financial models for real estate investments at both asset and fund levels from scratch, including cash flow forecasting, valuation analysis, scenario planning and stress testing.
  • Create and review flexible portfolio models for periodic independent valuations, preparing roll up tabs and integrating portfolio level sensitivities for decision making.
  • Take the lead in designing valuation approaches for new deal acquisitions, run sensitivity analysis and modeling for different scenarios.
  • Waterfall and LBO Structuring:

    Develop waterfall distribution models for joint ventures and funds, incorporating preferred returns, tiered equity splits. Ability to work on LBO-style leveraged deal structures and designing payment waterfalls.
  • Underwriting and Investment Analysis:

    Conduct detailed underwriting of real estate transactions across asset classes (multifamily, office, retail, industrial etc.), evaluation metrices such as IRR, equity multiples, DSCR, LTV and debt yield.
  • Present the analysis or cashflow models to clients/third parties on calls as well as assist in the preparation of investment summaries, market research and credit memos.
  • Supervise, mentor and train analysts/associates or team members in investment analysis, financial modeling and RE asset valuations.
  • Act as the primary point of contact for clients, build and maintain strong relationships with them while actively seeking opportunities for expansion.


Experience / Key Skills


  • Minimum of 2-6 years of relevant experience in real estate investment management, financial modeling, due diligence/underwriting support or related disciplines.
  • Understanding of financial statements of various asset classes and valuation methodologies.
  • CFA, CA, MBA from a top tier business school (with finance and accounting background).
  • Strong proficiency in financial modeling using MS Excel, VBA and ARGUS knowledge is a plus.
  • Strong analytical skills with a keen eye for detail and the ability to interpret complex data
  • Strong written and communication skills with experience in client relationship and internal stakeholders’ management
  • Proficiency in MS – Excel, MS – PPT, MS - Word
  • Dedicated and motivated individuals having demonstrated the ability to work effectively under tight deadlines with strong leadership, analytical, and teamwork skills
  • Hands-on experience on various real estate tools or key databases (Yardi, RCA, CoStar, Green Street, CRE, REIS, Argus, iLevel, Rockport, RealInsight, etc.) for market analysis and reporting.
