About the Role

The Project Director will play a pivotal role in delivering luxury villas and bungalows with an obsessive focus on quality, detailing, and execution excellence. This is not a desk-bound leadership role it requires on-ground presence, daily site walk-throughs, and a hands-on approach to ensure world-class finishes. The ideal candidate is young, energetic, detail-driven, and thrives in a fast-paced, high-standard environment where perfection is non-negotiable.

Key Responsibilities

Project Planning & Execution

• Lead and oversee all phases of luxury villa and bungalow projects, including design, and construction. Collaborate with cross functional teams for timely project execution.
• Develop detailed project plans ensuring high quality, precision, and timely execution.
• Personally monitor on-ground progress - conduct snagging, ensure finishing standards, and resolve execution challenges.
• Drive value engineering to optimize cost without compromising on luxury standards.

Quality & Detailing

• Maintain an uncompromising focus on finishing and detailing, inspired by luxury experience rather than mass urban developments.
• Ensure every element meets international luxury standards, from structure to interiors.
• Build strong working relationships with external Vendors - Civil, interiors, architects, and consultants for seamless execution.

Team Leadership & Engagement

• Lead smaller but more intense teams, emphasizing quality over quantity of projects.
• Provide mentorship, hands-on guidance, and ensure direct involvement in problem-solving.
• Encourage a culture of accountability, precision, and excellence within the team.

Financial & Contractual Oversight

• Manage construction finance including billing, budgeting, value engineering, and contract management.
• Navigate fragmented supply chains and work effectively with mid to low-grade contractors without compromising quality.
• Proactively handle risks, cost escalations, and negotiate favorable terms with vendors

Stakeholder Management

• Collaborate closely with COO and leadership on strategy and execution priorities.
• Communicate transparently with internal and external stakeholders to maintain alignment.
• Take ownership of local issues and on-ground challengesresolve problems rather than escalating or deferring.
  

Key Requirements

Education & Experience

• Bachelor’s degree in Civil Engineering (B.E. Civil) or equivalent.
• Minimum 10+ years in Project & Construction Management, with at least 4-7 years managing premium projects.
• Prior experience in luxury residential or hospitality (villas, resorts, hotels) preferred.
• Age: Below 40 years.

Core Skills

• Strong planning and project management skills—both technical and managerial.
• Exceptional problem-solving and decision-making abilities.
• High proficiency in construction finance, billing, and contract negotiations.
• Excellent communication and ability to build strong relationships with designers, consultants, and vendors.
• Willingness to be on-site daily; not a typical office-only role.
