Coordinate with MM team for internal shifting/allocation of Lodha assets across different project Conducting Training/Awareness program for O&M team and subordinate associates for their development. Regular site visit and day to day interaction with site team for various P&M related issues Ensure optimum utilization of resources and P&M assets by identifying and deploying resources for ensuring safe entry, storage operation, maintenance of entire resources in the zone for all resources like man, material & machinery Steering the overall planning, scheduling and management of Plant & Machinery deployed at projects, ensuring completion of assignments within time and budgetary parameters Planning and implementing proactive / predictive / preventive / shutdown maintenance schedules for machinery so as to increase machine up-time / equipment reliability. Inspection & Installation Ensure that technical assistance is provided to CM team & commercial team on work order contracts, work order amendments, SR & PR of P&M services and spare parts Maintain legal register for government orders related to EHS, P&M and fire requirements Monitor timely reporting of P&M shortcoming to CM team for continual improvement Undertaking regular inspections to prevent accidents and adhere to safety norms Liaise with contractors to ensure that plant & machinery are safe to use and their preventive maintenance as per OEM recommendations is done Review and approve contractors monthly bill (AMC,ONM & rental) Evaluate competency level of rental operators & contractors of P&M Participate and provide site specific inputs to central P&E planning team in order to facilitate cost-effective decisions of procuring/renting machinery Conduct periodical site inspections, review & appraise the P&M performance and facilitate for performance improvement through inspection prior to site mobilization, maintenance audit, visiting vendor workshop.
