As a Portfolio Manager at NTT DATA, you will play a pivotal role in managing various aspects of your assigned portfolios. Leveraging your experience, you will be responsible for a range of financial and operational tasks covering the entire asset cycle. Acting as a strategic business partner, you will collaborate with sales, operations, finance, and legal departments to enhance the profitability of the assets. Your responsibilities will include: - Oversight of one or more assets within the NTT GDC Global data center portfolio, encompassing operational and development assets. - Working with cross-functional teams to generate baselines for decision-making, tracking asset performance, and challenging assumptions. - Tracking monthly performance, leading Task Force meetings, evaluating assets, and monitoring improvement plans. - Collaborating with various teams to optimize the portfolio, provide strategic recommendations, and implement asset optimization projects. - Managing rent and lease reviews, understanding client mix, calculating margins, and communicating leasing decisions. - Developing an Asset Book with key asset details and strategies. - Providing data-driven recommendations for asset operations and driving their implementation. - Demonstrating knowledge and skills in finance, accounting, forecasting, real estate, and asset management. - Collaborating with different teams and stakeholders to extract strategic insights and drive results. Key Knowledge & Attributes: - Strong finance background with experience in commercial real estate and infrastructure investment. - Understanding of real estate and data center operations, design, engineering, and machinery & equipment. - Track record of working in cross-cultural and cross-functional teams. - Proficiency in manipulating large data sets using advanced Excel functions. - Strategic thinker with a structured and target-oriented approach. - Excellent leadership, management, and collaboration skills. - Proficiency in English, additional languages are a plus. Academic Qualifications & Certifications: - Bachelor's degree in economics, finance, or related field. Master's in finance or professional qualifications such as CAIA/ACCA/CPA is a plus. - Datacenter knowledge preferred. - Advanced skills in MS Excel and proficiency in Microsoft Word, PowerPoint, and PowerBI. - Previous supervisory or leadership experience preferred. - PMP certification and/or Lean Six Sigma (Green/Black belt) certification preferred. Required Experience: - 8+ years of relevant financial portfolio experience. Physical Requirements: - Ability to move equipment and other hardware up to 20 lbs. - Mobility inside and outside data center facilities. - Ability to remain stationary for long periods. - Comfort with ladder climbing and working in small spaces. Work Conditions & Other Requirements: - Exposure to varying temperatures, loud noises, and outdoor weather conditions. - Travel required up to 10% of the time. - Ability to work remotely with a stable internet connection. - Proficiency in written and spoken English.
