The
Manager - IT
will act as the primary client-facing technology partner for BHIVE Workspace. This role is responsible for understanding client IT & security requirements, recommending solutions, and ensuring seamless delivery of all IT infrastructure across BHIVE centres. The role also includes technical due diligence of prospective buildings to ensure IT infrastructure feasibility before acquisition or development decisions are made.
Key Responsibilities:

Client Engagement & Requirement Gathering
- Act as the single point of contact for clients on IT and security requirements.
- Conduct requirement workshops with enterprise clients on networking, security, CCTV, bandwidth, and compliance expectations.
- Prepare IT feasibility reports, solution proposals, and design briefs aligned with BHIVE standards.
- Advise clients on optimized solutions based on budget, timelines, and technical feasibility.
2. IT Solution Design & Recommendations
- Transform client requirements into network architecture, cabling layouts, Wi-Fi planning, and security designs.
- Create scalable, robust IT solutions for private offices, managed spaces, and enterprise suites.
- Develop and maintain standardized IT templates, solution documents, and design guidelines.
3. Technical Due Diligence of Prospective Buildings
- Conduct end-to-end IT feasibility assessments for buildings under consideration for lease/acquisition.
Evaluate building readiness and infrastructure, including:
o Availability of telecom service providers (fiber endpoints, POP rooms, redundancy).
o Quality and layout of existing IT shafting, risers, conduits, and pathways. o Server room and MDF/IDF room suitability (ventilation, load capacity, security, clearances). o Existing surveillance, access control, and low-voltage infrastructure. o Power backup provisioning (UPS, DG capacity for IT loads).
- Identify infrastructure gaps, risks, and dependencies along with mitigation plans.
- Prepare detailed Technical Due Diligence Reports (TDDR) for senior management and leasing teams.
- Support decision-making by highlighting cost implications, timelines, and technical risks.
4. Project Delivery & Implementation Oversight
- Oversee installation and commissioning of networking, Wi-Fi, CCTV, access control, UPS systems, and server rooms.
- Coordinate with the Projects team during build-out to ensure IT needs are incorporated from Day 1.
- Ensure vendor teams deliver as per specifications and defined SLAs.
- Review test reports, network performance, and security configurations before handover.
5. IT Security & Compliance
- Understand corporate client security requirements and ensure solutions align with cybersecurity best practices.
- Ensure IT systems meet required audit, compliance, and data protection standards.
- Maintain documentation for IT risk management and compliance review.
6. Vendor & Stakeholder Coordination
- Manage ISPs, IT infrastructure vendors, AMC partners, and OEMs.
- Negotiate pricing, SLAs, deliverables, and quality expectations.
- Support Operations teams with escalations and post-handover IT performance.
7. Documentation & Reporting
- Maintain updated network diagrams, asset registers, configuration documents, and SOPs.
- Prepare progress reports, risk logs, and status updates for the CPO and leadership.
