Industry Preferred-law firms, banks, or NBFCs handling property and lending-related work

Qualification & Experience

• Law Graduate with

  7-12 years of experience

  in real estate legal matters
• Experience with

  law firms, banks, or NBFCs

  handling property and lending-related work

Key Responsibilities (Non-Litigation Title Scrutiny & Documentation)

• Review and analyze

  Legal Scrutiny Reports (LSR), Property Search Reports, and Title Due Diligence Reports

  , ensuring all observations and conditions are complied with prior to loan disbursement.
• Provide

  practical and timely legal solutions

  to business and credit teams on documentation and title-related issues, adhering to defined

  Turnaround Times (TATs)

  .
• Identify and escalate

  legal deviations

  requested by business teams to senior stakeholders, recommending suitable

  risk-mitigated alternatives

  supported by legal rationale and documentation.
• Draft, vet, and finalize

  loan agreements, security documents, guarantees, undertakings, declarations, affidavits, resolutions, and related legal instruments

  .
• Prepare and submit

  pre-disbursement and post-disbursement compliance reports

  , ensuring all documentation and conditions are duly fulfilled.
• Conduct

  ROC searches

  , manage

  charge creation and modifications

  , and ensure

  CERSAI registration

  of secured assets within statutory timelines.
• Ensure compliance with applicable laws and regulatory guidelines relevant to real estate and lending transactions.

Legal Knowledge Requirements

• Strong working knowledge of:

• Transfer of Property Act

• Registration Act

• Stamp Act

• Indian Contract Act

• Companies Act

• RBI guidelines applicable to lending

• Land laws and RERA regulations
