Lead - QS & Estimation

Purpose/Objective

The role is responsible for managing Quantity Surveying (QS) and Estimation (E) processes for regional operations within Adani Realty.This leadership role focuses on overseeing cost management, ensuring effective budgeting and estimation, and driving risk identification and cost mitigation strategies across the region.The Lead will play a key role in monitoring and controlling project costs, validating budgets, and implementing value engineering (VE) practices throughout various project stages.

Key Responsibilities of Role

Lead Estimation and Budget Input AOP Monitoring and Tracking: Review and Validation of inputs on costing, workflow, and cash flow for the region’s Annual Operating Plan (AOP). Monitoring AOP performance at the BU level / Regional level, comparing actuals to planned figures, and analyzing variances to identify corrective actions. Maintaining and updating the rate master and service master to ensure accurate and up-to-date cost information. Cost Estimation and Budgeting: Review and validate QS and Estimation (E) work to ensure compliance with regional standards and project requirements. Reviewing and correcting any discrepancies in the QS and Estimation data provided by the QS & E Team of BU / region / cost consultants. Monitoring escalation and contingencies budget provisions and ensuring alignment with approved budgets. Ensuring the quantity-based budget is accurately summarized and compared with previous version of Budget / Business Plan, addressing variances. Identifying cost-related risks and summarizing budget assumptions, specifications, and amenities for regional projects. Conducting value engineering workshops to optimize costs during the concept phase and identify potential cost-saving opportunities. Cost Monitoring and Management at Construction Stage: Analyzing drawings at various stage of Project (Architectural, Structural, MEP) to ensure cost control is maintained across all aspects of the project. Tracking approved budgets (L2), actual costs, and committed data, and ensuring alignment with SAP and billing data. Reviewing and validating quantity variances at the GFC stage and evaluating their cost impact. Leading value engineering workshops to resolve issues and ensuring signed-off budgets are adhered to. Reviewing and validating CTC reports, highlighting variances and recommending corrective actions. Monitoring and managing change orders, extra items, quantity variations, claims, and free issue materials. Performing random bill checks and addressing discrepancies with corrective actions. Change Management & Standardization: Review and validate change processes related to budgets, work orders, technical specifications, and other key project parameters. Monitor implementation of strategies for standardization of QS and Estimation formats, templates, and processes across the region. Qualifications and Experience

Educational Qualification: Bachelor's degree in Civil Engineering, Quantity Surveying, or a related field Work Experience (Range of years): 18-20 Years Preferred Industry: Experience in Quantity Surveying and Estimation, including 5+ years in a regional leadership role, with proven experience across project stages (feasibility, tender, construction). Expertise in cost control, budget tracking, value engineering, and optimization, with familiarity in local market conditions, material and labor availability, and reference rates from similar projects.
