Key Responsibilities

Finishing & Amenities Execution

Overall responsibility for planning, coordination, and execution of finishing works for all common areas and amenities including but not limited to:

Common Areas & Building Facilities

• Main entrance lobby & tower lobbies
• Lift lobbies (ground, typical, refuge floors)
• Corridors, staircases & fire escape areas
• Refuge area finishing
• Drop-off porch & driveway
• Guard cabins & security rooms

Lifestyle & Recreational Amenities

• Clubhouse & multipurpose hall
• Gymnasium
• Indoor games room
• Yoga / meditation room
• Mini theatre / AV room (if applicable)
• Library / reading lounge
• Crche / kids activity room

Outdoor & Podium Amenities

• Swimming pool, kids pool & deck areas
• Landscaped podium garden
• Sky garden / terrace garden
• Jogging track / reflexology path
• Senior citizens sit-out areas
• Outdoor gym / fitness zone
• Gazebo / pergola seating
• Childrens play area
• Sports courts (badminton / box cricket / basketball as applicable)
• Barbecue (BBQ) area

Parking & Services Areas

• Basement & podium parking finishes
• Ramps, driveways, signage & traffic markings
• EV charging stations / rooms
• Common toilets in amenities
• Electrical rooms, DG rooms, pump rooms (finishing coordination)
• STP / WTP areas basic finishing & safety compliance

Quality & Design Coordination

• Ensure execution as per approved drawings, mock-ups, samples, and specifications.
• Coordinate closely with architects, interior designers, landscape consultants, faade & MEP teams.
• Conduct regular quality checks, snag identification, and rectification.

Planning & Scheduling

• Prepare detailed finishing schedules aligned with overall project milestones.
• Sequence works to avoid inter-trade conflicts.
• Track progress and ensure timely completion of all amenities.

Vendor & Contractor Management

• Appoint and manage finishing contractors and specialized vendors.
• Monitor workmanship, productivity, and safety compliance.
• Verify measurements and certify contractor bills.

Cost & Material Control

• Execute works within approved budgets.
• Control wastage and optimize material usage without compromising quality.
• Manage variations and additional works.

Handover & Completion

• Ensure amenities readiness for OC, inspections, and society handover.
• Close all snags and punch points before possession.
• Coordinate with CRM and site teams for walkthroughs and final handover.

Key Skills & Competencies

• Strong expertise in

  high-rise amenities finishing

• Excellent knowledge of finishing materials & detailing
• Strong coordination across civil, MEP, faade & landscape teams
• Vendor management and cost control skills
• High attention to detail and aesthetics
• Good communication and leadership abilities

Experience Requirements

• 12-18 years of experience in

  residential high-rise and/or mall/commercial projects

• Mandatory exposure to

  high-rise amenities and common area finishing

• Experience in

  mid to premium residential projects

• Candidates currently based in Mumbai Western Suburbs only
