The Mandate: Direct Sales Execution for Ultra-Luxury Villas

The successful Deputy Manager will execute the in-house sales strategy, focusing on direct customer engagement and conversion to achieve project revenue goals. This role supports the Head Sales & Marketing by directly managing the lead-to-closure process, exclusively using direct, in-house sales efforts ONLY. We are explicitly NOT utilizing channel partners for this exclusive project.

Core Responsibilities & Focus Areas

The Deputy Manager will be the frontline driver of the direct sales process, ensuring high-quality customer experience and conversion metrics are met.

1. Sales Execution & Customer Closure (Core Focus)

Target Achievement: Consistently meet and exceed individual and team-assigned monthly sales targets for the luxury villa inventory.

Pipeline Management: Directly manage assigned leads through the entire sales funnel, from first contact/site visit to booking and documentation, ensuring a swift sales cycle.

Site & Customer Experience: Deliver world-class, personalized luxury sales pitches and site experiences to high-net-worth (HNI) prospects.

Negotiation & Conversion: Conduct effective price negotiations and lead customer meetings to secure bookings and finalize sales.

2. Digital Support & Lead Nurturing

Lead Qualification: Diligently qualify and prioritize incoming marketing-generated leads to focus efforts on high-intent prospects.

Follow-up Excellence: Execute a rigorous, personalized follow-up and nurturing plan for all assigned leads, maximizing conversion from site visits.

Feedback Loop: Provide timely and actionable feedback to the Marketing team on lead quality, campaign performance, and customer responses to messaging.

3. Process Adherence and Reporting

CRM Discipline: Ensure the accurate and timely entry of all lead data, activities, and pipeline updates in the CRM system (e.g., Salesforce/HubSpot) for forecasting.

Documentation: Manage all sales-related documentation, booking forms, and initial legal formalities with precision to ensure a seamless closure process.

Reporting: Prepare daily and weekly sales reports, including lead status, site visit metrics, conversion rates, and forecasts for the AGM.

Required Qualifications and Skills

  • Experience: 5 to 10 years of experience in Real Estate sales, with significant exposure to the high-end/luxury residential market.

  • Mandate Adherence: Proven success in closing sales directly with customers (B2C) without reliance on external channel partners/brokers.

  • Segment Knowledge: Good commercial understanding of the Hyderabad real estate market, particularly in high-growth corridors like Fab City.

  • Customer Acumen: Exceptional interpersonal, communication, and presentation skills suited for engaging a highly discerning, ultra-luxury clientele.

  • CRM Proficiency: Hands-on experience using a CRM (like Salesforce, HubSpot, or similar) for daily activity and pipeline management.

  • Education: Bachelors degree minimum.
