Core Responsibilities & Focus Areas

Smarketing

1. Sales Leadership & Direct Closing (Mandatory Focus)

  • Target Ownership:

    Own and exceed aggressive monthly and quarterly sales targets for the luxury villa inventory.
  • Pipeline Mastery:

    Oversee the entire direct-to-customer sales funnel, from lead generation to final registration, ensuring high velocity and conversion.
  • Team Excellence:

    Recruit, train, and mentor the direct sales team, establishing and maintaining world-class luxury sales etiquette and direct closing capabilities.
  • High-Value Negotiation:

    Personally lead and execute complex, high-value negotiations to ensure premium pricing realization and deal finalization.

2. Digital Strategy & Lead Generation

  • Data-Driven Strategy:

    Leverage web analytics, CRM data, and ad platform insights to optimize marketing spend and prove measurable ROI.
  • Performance Marketing:

    Lead the design and execution of high-impact digital campaigns (SEO, SEM, Paid Media) focused on generating high-quality, high-intent leads that fit the luxury segment profile.
  • Integrated Messaging:

    Guarantee that all marketing campaigns, budgets, and messaging are perfectly aligned with the direct sales team's closing objectives.

3. Process, Technology, and MIS

  • CRM Automation:

    Drive the efficient utilization of the CRM (e.g., Salesforce/HubSpot) for complete pipeline visibility, accurate forecasting, and effective lead nurturing.
  • Sales Enablement:

    Integrate SalesTech to equip the direct team with the tools and content needed to accelerate sales cycles and enhance the customer experience.
  • Forecasting & Reporting:

    Implement robust Management Information Systems (MIS) and real-time dashboards to track critical metrics like Lead-to-Customer Ratio, Sales Cycle Length, and ROI by Channel.

Required Qualifications and Skills

  • Experience:

    12 to 14+ years of proven, progressive experience in Real Estate sales, with substantial exposure to the

    ultra-luxury residential market

    .
  • Mandate Adherence:

    Demonstrated success in driving sales

    purely through direct customer engagement

    and in-house teams.
  • Segment Knowledge:

    Deep commercial understanding of the Hyderabad luxury real estate market, especially the Fab City corridor.
  • Digital Fluency:

    Expert-level command of digital sales funnels, performance marketing, and MarTech stack utilization.
  • Leadership:

    Exceptional leadership, coaching, and change management skills necessary to run a high-performing direct sales organization.
  • Education:

    Bachelors degree minimum; MBA preferred.
