Business Development Executive - JD

The Business Development Executive supports the identification, evaluation, and onboarding new retail locations for our jewellery brand. The role involves market scouting, documentation management, stakeholder coordination, and issue resolution to ensure smooth expansion and operational continuity.

Responsibilities:

Market Scouting

  • Assist in conducting comprehensive market research to identify potential new store locations.
  • Conduct regular field visits and online research to identify commercial properties suitable for business expansion.
  • Collect key property details including ownership, location advantages, current property usage, market visibility, and structural condition.

Site Evaluation:

  • Preparing detailed reports and presentations on potential sites for review.
  • Consolidate photos, location maps, property specifications, and relevant supporting data.

Term Sheet Preparation

  • Draft preliminary commercial term sheets in consultation with the reporting manager.
  • Ensure proposed terms align with mutual interests of both the company and property owner.

Daily Activity Monitoring & Follow-Ups

  • Maintain daily follow-ups on property leads, site visits, and documentation progress.
  • Share timely activity reports and status updates with the reporting manager.

Property Documentation & Verification:

  • Assist the Retail Expansion Manager in negotiating lease terms and conditions with property owners and landlords.
  • Gather and organize necessary documentation for lease negotiations such as: Title deeds, Tax receipts, Ownership proofs, Encumbrance certificates etc.
  • Coordinate with the legal team for due diligence, document scrutiny, and approval follow-ups.
  • Collect, compile, and submit required documents to Accounts for Vendor onboarding, Advance payments / rental payments and Audit or compliance clarification
  • Stakeholder Coordination:

  • Maintain strong relationships with landlords, developers, and real estate agents.
  • Act as a liaison between internal departments (Projects, Legal, Accounts, Operations) and property owners.
  • Facilitate seamless information flow, support clarifications, and ensure timely input from all stakeholders.

Issue Resolution & Administrative Support:

  • Address operational concerns related to existing leased properties (e.g. electricity supply interruptions, seepage, facility maintenance).
  • Coordinate with landlords, facility teams, and relevant vendors for prompt resolution.
  • Maintain accurate records of site acquisition activities and documentation.
  • Prepare regular updates and reports on the status of site acquisitions.
  • Provide administrative support to the Retail Expansion Manager as needed.

Candidate Profile:

  • Bachelors degree in Business Administration, or a related field.
  • 13 years of experience in business development, real estate coordination, commercial leasing, or similar roles (preferred).
  • Strong communication and negotiation skills.
  • Ability to travel as required and work flexible hours.
  • Proficiency in MS Office, documentation handling, and basic presentation tools.
