Business Analyst - Real Estate Valuations & Modeling

• Build, maintain, and audit

  complex real estate financial models

  (DCF, IRR, sensitivity analyses, waterfall structures) in

  Excel

  to evaluate new acquisitions, developments, and asset repositioning.
• Create and manage

  dashboards and reporting tools

  using

  Power BI

  for portfolio performance, investment tracking, and decision support.
• Conduct

  property and portfolio valuations

  , market research, and benchmarking analysis to support strategic recommendations.
• Collaborate with asset management, acquisitions, finance, and development teams on financial feasibility studies and investment presentations.
• Analyze operating and financial data from

  Yardi

  and other internal systems to identify trends, risks, and opportunities.
• Assist with investor reporting, pitch decks, and due diligence for capital raises or dispositions.
• Stay current with Toronto/GTA real estate trends, economic factors, and industry best practices.

Qualifications:

• Minimum

  5 years of experience

  in real estate investment, finance, private equity, or asset management, with a focus on modeling and analysis.
• Advanced proficiency in

  Microsoft Excel

  including nested formulas, macros, and dynamic financial modeling.
• Strong experience with

  Power BI

  for data visualization and business intelligence.
• Familiarity with

  Yardi

  or similar property management/accounting platforms.
• Solid understanding of

  real estate valuation methodologies

  (income approach, comparables, cost).
• Post-secondary degree in

  Finance, Real Estate, Accounting, Economics

  , or a related field.
• Professional designation or progress toward

  CFA

  or

  FRM

  strongly preferred.
• Exceptional attention to detail, communication skills, and ability to work in a fast-paced environment.
