AVP/VP - Technical Facilities & Maintenance

Role & responsibilities

1. Technical & Project Oversight

Provide technical leadership across design, engineering, construction, testing, and commissioning

Review and approve architectural, structural, MEP, HVAC, fire, ELV, and sustainability designs

Ensure compliance with approved drawings, quality standards, safety norms, timelines, and budgets

Lead value engineering and cost optimization initiatives

Address and resolve complex technical and construction-related issues

2. Facilities & Asset Management

Oversee operations and maintenance (O&M) of completed residential.

Develop and implement preventive and predictive maintenance programs

Ensure high uptime of critical infrastructure systems

Manage Opex budgets, AMC contracts, and service providers

Plan asset lifecycle management, upgrades, and refurbishments

3. Maintenance & Operations Excellence

Define and monitor SOPs, SLAs, KPIs, and service benchmarks

Implement CMMS / CAFM / BMS systems

Optimize energy, water, manpower, and operational costs

Ensure service continuity and operational efficiency

4. Customer Handling & Relationship Management

Act as the senior escalation point for customer concerns related to construction quality, handover, defects, and facility services

Lead customer communication during handover, defect liability period (DLP), and post-occupancy phases

Drive timely closure of snag lists, warranty issues, and service requests

Ensure high levels of customer satisfaction, retention, and brand reputation

Coordinate with CRM, sales, legal, and operations teams to resolve customer grievances

5. Association Handling & Society Management

Lead coordination with Resident Welfare Associations (RWA), Apartment Owners Associations (AOA), and Facility Management Committees

Support smooth formation, registration, and transition of associations from developer to owners

Oversee handover of common areas, assets, documents, drawings, manuals, and warranties

Participate in association meetings to address technical, maintenance, and compliance-related issues

Ensure clarity on roles, responsibilities, and service scopes between developer, FM team, and associations

6. Compliance, Safety & Risk Management

Ensure compliance with statutory, regulatory, environmental, fire, and safety norms

Lead internal and external audits

Implement robust EHS policies and risk mitigation measures

Liaise with government authorities and certifying agencies

7. Vendor & Stakeholder Management

Manage consultants, contractors, facility operators, and OEMs

Negotiate contracts, evaluate performance, and ensure SLA adherence

Collaborate with internal stakeholders across finance, leasing, sales, CRM, and legal teams

8. Sustainability & Innovation

Drive green building certifications (LEED / IGBC / GRIHA)

Implement energy efficiency, water conservation, and waste management initiatives

Promote smart building and automation technologies

9. Team Leadership & Development

Lead and mentor multidisciplinary teams across projects, facilities, and maintenance

Establish training, performance management, and succession planning

Promote a culture of customer-centricity, safety, quality, and accountability

Preferred candidate profile

Highrise Building Experience

Strong technical knowledge in construction, MEP, and facilities management

Proven experience in customer and association handling

Excellent communication, negotiation, and conflict-resolution skills

Financial acumen and contract management expertise

Leadership and strategic decision-making abilities
