Business Function: Corporate Real Estate Strategy & Administration (CRESA)
Position Summary:
The Asset Management Lead, South, is a strategic and technically proficient role within DBS Banks Corporate Real Estate Strategy & Administration (CRESA) department. This individual will exercise comprehensive oversight and management of all real estate assets and facilities across the Chennai, Karur and Bangalore regions.
The Lead is charged with driving superior performance through adept team leadership, robust collaboration, stringent compliance adherence and sound governance principles. A paramount focus will be on achieving audit readiness, ensuring first-time-right execution, meticulously managing documentation, maintaining comprehensive audit trails and leveraging advanced data analytics to inform decision-making. This role directly manages a team of Asset Managers, optimizing the performance and strategic value of the Banks property portfolio within the designated South Indian regions.
Key Responsibilities:
- Strategic Leadership & Team Management
- Leadership and Development: Provide decisive leadership, mentorship, and professional development pathways for a team of Asset Managers, cultivating a culture of high performance, accountability, and collaborative synergy.
- Performance Delegation: Strategically delegate responsibilities and ensure rigorous accountability across the team for all CRESA deliverables within the South region.
- Regional Asset & Facilities Management
- Portfolio Oversight: Administer and manage all aspects of real estate and premises across Chennai, Karur and Bangalore, encompassing facilities management, cafeteria operations, breakout areas, record management, insurance portfolios, and mailroom services.
- Life Cycle Asset Management: Oversee the comprehensive management of DBSs real estate assets, including the strategic planning and budgetary allocation for life cycle replacement programs, ensuring optimal cost-effectiveness and asset longevity.
- Regulatory Compliance: Ensure all facilities rigorously adhere to government regulations, environmental standards, health protocols, and security mandates.
- Cost Optimization & Control: Implement and manage advanced cost control methodologies, delivering strategic cost management initiatives across the designated operational domain.
- Workforce & Real Estate Alignment: Proactively anticipate and address the evolving needs of the workforce and the Banks dynamic real estate strategy.
- Compliance, Governance & Audit Assurance
- Maintenance Program Execution: Design, implement, and rigorously execute repair and maintenance programs, establishing and continuously improving Service Level Agreements (SLAs) through periodic reviews.
- Emergency Preparedness: Enforce robust security and emergency preparedness protocols to ensure operational resilience and safety.
- Regulatory Conformance: Ensure strict adherence to local building codes, health & safety regulations, and mechanical & electrical (M&E) standards, thereby fulfilling all legal and compliance obligations.
- Policy Implementation: Translate and apply the Bank s policies to foster a secure, sustainable, and employee-centric built environment.
- Risk Mitigation: Institute and document comprehensive operational risk controls, workplace health initiatives, and safety measures.
- Documentation, Audit Trail & Data Analytics
- Data Management & MIS: Develop and maintain comprehensive databases and Management Information Systems (MISs) relevant to the operational domain, ensuring data integrity and accessibility.
- Inspection & Reporting: Conduct, document, and report regular, rigorous facilities inspections to pre-emptively identify and address potential issues.
- Quality Assurance: Uphold the highest standards of work quality within the team, guaranteeing efficient, effective, and error-free task execution.
- Financial Control & Reporting: Implement stringent cost controls, maintain detailed cost MISs, and provide strategic cost management insights and reporting.
- Vendor Performance Metrics: Establish and continuously monitor agreed-upon performance metrics for all vendor partners to ensure service excellence and compliance.
- Portfolio Value Maximization: Drive the establishment and adherence to robust reporting standards and portfolio data management, with a clear objective of maximizing the value derived from the real estate portfolio.
- Vendor & Stakeholder Management
- Vendor Ecosystem Management: Oversee and manage a diverse ecosystem of vendors, ensuring the consistent delivery of optimal services for CRESA.
- Contractual Oversight: Supervise and manage all contracts and service providers, including but not limited to security, parking, cleaning, catering, and technology services.
- Strategic Relationship Building: Cultivate and maintain exemplary business relationships and strategic partnerships with both internal and external stakeholders, consistently adhering to the highest professional and ethical standards.
- Cross-Regional Coordination: Facilitate seamless coordination with regional and branch-level teams to ensure unified CRESA deliverables and data collection.
- Requirements
- Extensive Real Estate Expertise: A minimum of 15-18 years of progressive experience in all facets of real estate, demonstrating hands-on proficiency in property market dynamics, valuation methodologies, feasibility studies, comprehensive facilities management, and project services.
- Financial Acumen: A strong understanding of accounting services and principles relevant to real estate asset management.
- Advanced Interpersonal & Communication Skills: Exceptional interpersonal and stakeholder management capabilities, complemented by superior communication, presentation, and technical writing skills.
