Key Responsibilities


1. Market Identification & Site Sourcing

  • Identify potential properties for straight lease across target micro-markets.
  • Conduct thorough market scans, competitor benchmarking, and commercial due diligence.
  • Build and maintain a strong broker, IPC, and developer network for continuous deal flow.

2. Financial & Commercial Evaluation

  • Evaluate commercial feasibility of each site: rentals, deposits, escalations, ROI, and payback.
  • Work closely with Finance, Projects, and Business teams to assess viability and layout efficiency.
  • Prepare financial models, business cases, and internal approval notes.

3. Negotiation & Deal Closure

  • Lead negotiations on rentals, lock-ins, fit-out periods, CAM terms, and other commercial clauses.
  • Drive timely closure of LOIs and Lease Agreements ensuring alignment with company standards.
  • Manage renewal negotiations for portfolio sites to optimize long-term costs.

4. Stakeholder Management

  • Collaborate with Legal for vetting and finalizing lease documents.
  • Partner with Projects team for site verification, building readiness, and handover timelines.
  • Coordinate with Finance & Admin for budgeting, payments, and compliance requirements.

5. Portfolio Management

  • Track market trends, developer activities, and upcoming supply to support expansion planning.
  • Maintain and update site pipeline, negotiation status, and performance dashboards.
  • Support expansion strategy through data-backed insights and micro-market level recommendations.

6. Relationship Building

  • Build strong relationships with landowners, developers, IPCs, and local brokers.
  • Represent Awfis professionally to ensure credibility and faster deal conversions.


Qualifications & Experience

  • 7+ years of experience in real estate leasing, preferably in office/commercial space with Grade A developers
  • Strong track record of closing straight-lease transactions at scale.
  • Understanding of micro-market dynamics, rental trends, and commercial negotiations.
  • Experience working with coworking, IPCs, or large occupiers preferred.
  • Excellent financial acumen and familiarity with lease commercials.
  • Strong relationship-building and negotiation skills.
  • Ability to manage multiple deals under tight timelines.
