Site Analysis: Evaluate the potential and constraints of a building site (e.g., topography, zoning laws, sun path, access).

Feasibility Studies: Determine the project's practicality and potential for success.

Programming: Define the problem to be solved by creating a detailed list of spaces and their requirements (a "program").

2. Schematic Design (SD)

Concept Development: Create initial design sketches, mood boards, and massing models to explore the overall concept and aesthetic of the project.

Spatial Planning: Develop rough floor plans, elevations, and site plans to show the basic arrangement of spaces.

Client Presentation: Present these preliminary designs to the client for feedback and approval before moving forward.

3. Design Development (DD)

Refining the Design: Develop the approved schematic design in greater detail.

Material Selection: Choose primary materials for the exterior and interior (e.g., brick, glass, concrete, wood).

System Integration: Begin coordinating with structural, mechanical, and electrical engineers.

Cost Estimation: Develop a more accurate cost estimate based on the more detailed design.

4. Construction Documents (CD)

Technical Drawing Production: Create highly detailed and precise drawings (blueprints) and specifications that the contractor will use for construction. This includes:

* Floor plans, elevations, sections

* Details for foundations, walls, roofs

* Schedules for doors, windows, and finishes

Code Compliance: Ensure all plans comply with local building codes, zoning laws, and other regulations.

Specification Writing: Write detailed documents describing the quality of materials, standards, and installation techniques.

5. Bidding & Negotiation

Contractor Selection: Assist the client in selecting a contractor, often by preparing bid documents and reviewing contractor proposals.

6. Construction Administration (CA)

Site Visits: Regularly visit the construction site to observe progress and ensure the work aligns with the construction documents.

Problem Solving: Address and resolve any unforeseen issues or questions that arise during construction (Request for Information - RFIs).
