Role Overview

Key Responsibilities

  • End-to-end ownership of project lifecycle: site assessment, feasibility, scope, budgets, timelines, approvals, handover and post-opening support.
  • Lead design coordination (architects, MEP, FF&E), ensure brand-compliant interiors and functional kitchen layouts.
  • Prepare and manage project budgets, capex forecasts, and track cost variances; propose corrective actions.
  • Vendor selection, contracting, negotiation, and ongoing vendor performance management.
  • Project planning and scheduling; proactively manage risks, dependencies and change requests.
  • Ensure compliance with statutory approvals (local authorities, fire, health, environmental permits) and safety standards.
  • Coordinate with Operations, Supply Chain, Finance, Legal, Marketing and HR for timely readiness and smooth openings.
  • Implement and maintain project governance — dashboards, MIS, progress reports, and post-project reviews.
  • Drive standardization and cost optimisation (packaged designs, preferred vendors, FF&E standards, modular kitchens where applicable).
  • Mentor and manage a small projects team and on-site engineers; define SOPs and best practices.

  • % of projects delivered on time (vs. schedule)
  • % of projects delivered within budget (cost variance)
  • Number of outlets opened per quarter/year as planned
  • Vendor performance and quality scorecards
  • H&S compliance & zero major incidents on site
  • Post-opening snag list closure time

Experience & Qualifications

  • Bachelor’s degree in Civil/Mechanical/Architectural Engineering, Construction Management, or equivalent. MBA preferred.
  • 10–15+ years’ experience in project management with minimum 5 years managing projects for restaurants / hotels / retail (multi-site rollouts preferred).
  • Proven track record of handling multi-city rollouts, refurbishments and complex build-outs.
  • Strong experience in vendor contracting, BOQ management, cost estimation and capex control.
  • Hands-on familiarity with shop drawings, MEP coordination, structural basics, and site supervision.
  • Good working knowledge of statutory approvals and local authority processes across multiple Indian cities.
  • Proficient in MS Project / Primavera (or equivalent), MS Excel (advanced), and comfortable reviewing AutoCAD / interior drawings.
  • Excellent negotiation, stakeholder management and communication skills.
  • Experience building standard designs, modular solutions and driving repeatable processes is a plus.
  • Certifications such as PMP or equivalent are desirable.
