1. Land Identification & Evaluation
Conduct market research to identify potential land parcels for residential, commercial, or mixed-use projects.
Assess site feasibility considering location, zoning, development potential, government norms, and financial viability.
Coordinate with technical teams (architecture, engineering, legal) for due diligence and feasibility studies.
2. Deal Sourcing & Networking
Build a strong network of landowners, brokers, agents, consultants, local authorities, and other stakeholders.
Explore off-market land opportunities through local intelligence and relationship-building.
3. Negotiation & Acquisition
Lead negotiations on land prices, terms, and contractual conditions with landowners and intermediaries.
Structure land deals including outright purchase, joint ventures (JV), joint development agreements (JDA), development rights (DR), or revenue-sharing models.
Prepare and present detailed proposals, financial models, and negotiation strategies to senior management for approval.
4. Legal & Compliance Coordination
Collaborate with legal teams for title checks, encumbrance verification, compliance with local laws, and document drafting.
Ensure alignment with RERA, zoning regulations, local development control rules (DCR), and other statutory requirements.
Facilitate government approvals, permissions, NOCs, and clearances as required.
5. Project Handover & Documentation
Ensure proper documentation of agreements, MoUs, contracts, and legal papers.
Maintain MIS reports, trackers, and records of ongoing and completed acquisitions.
Handover acquired land parcels to the project planning/execution team with complete documentation and clarity.
