Job Description

Role & responsibilities

1. Title Search & Verification

Conduct detailed title searches for land, property, and real estate assets.
Examine ownership records, revenue records, encumbrance details, government notifications, and municipal records.
Verify clarity of title and identify any defects, disputes, or restrictions.

2. Legal Due Diligence

Perform comprehensive legal due diligence on land parcels, properties, and vendors.
Review and analyze all legal documents including sale deeds, lease deeds, gift deeds, wills, POAs, and agreements.
Assess litigation status, pending claims, and statutory compliance.

3. Documentation & Compliance

Draft, review, and vet legal documents such as MoUs, sale agreements, indemnities, undertakings, and declarations.
Ensure adherence to applicable laws including RERA, land laws, property registration laws, and local regulations.
Coordinate with external advocates, consultants, and government authorities.

4. Risk Assessment

Identify potential legal risks in property transactions and recommend mitigation measures.
Provide legal opinions on title status, land use, zoning compliance, and acquisition suitability.
Prepare title reports, due diligence reports, and risk summaries.

5. Stakeholder Coordination

Work closely with internal teams such as Projects, Finance, Business Development, and Compliance.
Liaise with government departments for land-related approvals or clarifications.
Manage external law firms and ensure timely delivery of legal reports.

6. Record Management

Maintain updated property records, title documents, and due diligence files.
Ensure proper documentation for audits, internal reviews, and regulatory checks.
