Job Description

1. Sales Planning & Execution

Drive
sales targets
for villas, row houses, and plotted developments.
Plan and execute
site visit strategies
, walk-ins, and lead follow-ups.
Prepare
monthly, quarterly, and project-wise sales plans
.
Convert enquiries into bookings through strong negotiation and closing skills.

2. Team Management

Lead, mentor, and motivate the
sales executives / relationship managers
.
Assign leads, track daily follow-ups, and review conversion ratios.
Conduct regular
sales reviews and performance evaluations
.
Train the team on product knowledge, pricing, and objection handling.

3. Channel Partner (CP) Management

Onboard and manage
channel partners, brokers, and referral networks
.
Ensure proper briefing of CPs on inventory, pricing, offers, and USPs.
Track CP performance and drive bookings through the channel network.

4. Customer Handling & Closures

Handle
high-value customers
and key negotiations.
Conduct
site visits
, project presentations, and walkthroughs.
Address customer concerns related to pricing, documentation, timelines, and approvals.
Ensure smooth coordination with CRM and legal teams for booking formalities.

5. Coordination with Internal Teams

Work closely with
Marketing
to optimize lead quality and campaigns.
Coordinate with
CRM
for booking documentation, agreements, and collections.
Liaise with
Legal & Finance teams
for pricing approvals, payment plans, and registrations.

6. Reporting & MIS

Maintain daily and weekly
sales MIS reports
.
Track leads, site visits, bookings, cancellations, and inventory status.
Provide insights on market trends, competitor activity, and customer feedback.
