Job Summary

The Purchase Manager will be responsible for end-to-end procurement of construction materials, services, and contracts for real estate projects. The role involves vendor management, cost optimization, contract negotiation, and ensuring timely availability of materials as per project schedules.

Key Responsibilities

Plan, execute, and control purchase activities for multiple real estate projects
Procure construction materials such as cement, steel, aggregates, fittings, MEP items, finishing materials, etc.
Develop and manage vendor base; evaluate, negotiate, and finalize suppliers
Ensure cost optimization while maintaining quality standards
Prepare comparative statements, purchase orders, and contracts
Coordinate with project, planning, and site teams to ensure timely material delivery
Monitor inventory levels and control wastage
Ensure compliance with company policies, budgets, and timelines
Handle rate contracts and long-term supplier agreements
Resolve vendor issues related to quality, delivery, and billing
Maintain purchase MIS, documentation, and audit records

Required Skills & Competencies

Strong knowledge of construction materials and real estate procurement processes
Excellent negotiation and vendor management skills
Cost control and budgeting expertise
Good understanding of contracts and commercial terms
Proficiency in ERP systems, MS Excel, and purchase MIS
Strong coordination and communication skills
Ability to handle multiple projects simultaneously
