Property Manager

Role & responsibilities

1. Snagging/de-snagging of flats & HOTO with Project Team, Snag free flats handover to customers, HOTO of Towers and Common Area assets after thorough checking of documents, BOQ as per WO, Commissioning Certificate, Warranty Certificates, DLP, AMC, etc. and repository of all records both physical and soft copies

2. Monitoring and supervision of Service Provider for IFM services, implementation of systems and processes, documentation, checklists, manuals as per ISO/IMS standards, ensuring site fire and safety measures, MMR, audits and reports, Statutory and Regulatory compliance

3. Property Management of Towers, seamless FM services, customer management, prompt redressal of customer complaints, service requests, issues and providing solutions and controlling customer escalations

4. Operations and maintenance of technical, soft services, club house, tower assets and common amenities and infrastructure. Vendor management, AMCs, PPM to ensure efficient and effective management of all services both assets and soft services

5. Budgeting, B-CAM & F-CAM, Expenses Control, MIS, Tanker Water management tower-wise and F-CAM perspective

6. Facilitating ISO/Technical audits, compliance, Reports & Reviews to enhance service quality and better customer experience

7. Handover of Towers to Society and common infra & amenities to Federation

Preferred candidate profile

**Candidates with experience in managing premium properties, overseeing post-construction Civil and MEP (Mechanical, Electrical, and Plumbing) works, and efficiently handling customer queries with a high level of responsiveness and professionalism.
