Operations Manager

All construction-related decision-making and on-ground coordination shall be handled and executed by this role.

Key Responsibilities:

Project & Site Operations

• Monitor construction milestones (plinth, slab, brickwork, finishing, etc.) and ensure adherence to approved timelines and quality standards.
• Maintain and update daily/weekly MIS for work progress, manpower deployment, and material movement.
• Oversee site documentation, including contractor agreements, work orders, compliance records, and material logs.
• Coordinate with architectural, PMC, MEP, and RERA consultants for timely approvals and clearances.
• Supervise overall facility management, covering mechanical, electrical, plumbing, DG, water, lift, and parking systems.
• Manage vendors and contractors, including rate negotiations, work order finalization, and performance tracking.
• Verify vendor invoices against work progress and coordinate with accounts for accurate billing and timely payments.
• Handle material procurement, maintain stock registers, and ensure material reconciliation and cost control.

Compliance, Safety & Coordination

• Ensure adherence to all statutory, fire, and safety compliance requirements across projects.
• Maintain updated records of licenses, NOCs, and renewals from PMC, Fire, MSEB, and other authorities.
• Implement and monitor KPI-based operational tracking for internal performance evaluation.
• Support possession, and handover formalities in coordination with the sales teams.
• Prepare and maintain comprehensive documentation and project trackers.
• Generate daily, weekly, and monthly reports summarizing project progress, operational status, and pending issues.
• Assist management in project scheduling, budgeting, and internal reporting for informed decision-making.

To ensure every project runs efficiently — on time, within budget, and as per approved drawings — while maintaining operational excellence and client satisfaction.
