Job Description

Key Objective:

To drive business growth by identifying and acquiring third-party construction contracts for DS-MAX Properties Pvt. Ltd., leveraging industry relationships, tendering opportunities, and institutional connections.

Key Responsibilities:

  • Business Acquisition:

  • Identify, pursue, and secure third-party construction contracts for residential, commercial, and institutional projects.
  • Relationship Management:

  • Build and maintain relationships with landowners, real estate developers, institutions, and government departments.
  • Tender Participation:

  • Monitor and participate in private and public tenders. Ensure documentation, technical submissions, and bid pricing are competitive and compliant.
  • Market Intelligence:

  • Track construction trends, pricing, and competitor activities. Identify upcoming project opportunities across Karnataka and South India.
  • Proposal & Negotiation:

  • Prepare customized proposals, costing models, and negotiate commercial terms aligned with company goals.
  • Revenue Targeting:

  • Meet quarterly and annual targets for order book value and project acquisition.
  • Brand Representation:

  • Represent DS-MAX in industry events, exhibitions, and client meetings to enhance visibility as a trusted construction partner.
  • Coordination with Operations:

  • Work closely with the execution team to ensure delivery capability aligns with commitments made to clients.

Key Requirements:

  • Experience:

  • 8–15 years in business development or client acquisition in the construction/contracting sector. Prior exposure to third-party construction projects is essential.
  • Qualification:

  • B.E./B.Tech in Civil Engineering; MBA (Marketing/Business Development) is preferred.
  • Industry Network:

  • Strong connect with real estate developers, institutions, architects, and project consultants.
  • Skills:

  • Proven sales and negotiation skills
  • Tendering and proposal experience
  • Strong communication and presentation abilities
  • Commercial acumen and pricing strategy understanding

Key Performance Indicators (KPIs):

  • Order book value (Rs Cr) generated per quarter/year
  • Number of new contracts acquired
  • Tender success rate (%)
  • Client satisfaction & repeat contracts
  • Revenue realization from acquired projects
