Leasing Manager

1. Experience & Domain Expertise

· 3+ years of experience specifically in:

o Industrial leasing (warehouses, mobile/ electronic factories, BTS facilities)

o Logistics parks / 3PL requirements

o Institutional clients (School, college, hospitals, R&D center MNCs, e-commerce, data centers)

2. Core Skills Required A. Leasing, Negotiation & Transaction Structuring

· Ability to handle large-scale industrial leases (50k – 500k+ sq. ft).

· Expertise in:

o Technical evaluation of industrial/cold shell spaces

o Rental benchmarking & CAM structures

o BTS (Built-to-Suit) negotiations

o Long-term institutional lease structures (9–15 years)

· Familiar with critical industrial leasing terms:

o Clear height, floor load capacity, docking ratio

o Power load, fire & safety compliance

o Zoning, conversion charges, utility norms

B. Market Intelligence & Regulatory Knowledge

· Deep understanding of:

o Electronic manufacturing, Research and development centers, training centers

o Logistics demand drivers in NCR

o Industrial policy, warehousing norms, and NOCs

o Universities, international education institutions, schools, clubs, banquets

3. Personal Traits & Professional Qualities

· High degree of professionalism and credibility with institutional clients

· Analytical thinker with strong problem-solving skills

· Exceptional communication and technical presentation ability

· Target-driven, disciplined, and strong follow-up capability

· Ability to travel frequently across industrial corridors and multi-city clusters

· Strong ethics and transparent deal handling (critical for institutional clients)

4. Preferred Qualifications

· Graduate; MBA in real estate, logistics, or marketing preferred

· Certifications in industrial real estate, supply chain, or CRE (optional but advantageous)

· A vehicle and valid license for field mobility.

5. Key Performance Indicators (KPIs)

· Number of qualified institutional leads generated

· Site visits & proposal submissions

· Industrial leasing closures per quarter

· Volume of space leased (sq. ft)

· New relationships established with park developers & institutional landlords

· Quality of market intelligence updates shared with clients.
