Job Description

Position Overview -

The candidate will be responsible for identifying, evaluating, negotiating, and acquiring land parcels across PAN INDIA. This role requires strong knowledge of local land markets, regulatory norms, land ownership patterns, and end-to-end land acquisition processes. The candidate must possess excellent networking, negotiation, and relationship-management skills with landowners, brokers, authority officials, and legal consultants.

Key Responsibilities -

1. Land Acquisition & Due Diligence

  • Identify potential land parcels for residential, commercial, and mixed-use projects.
  • Lead negotiations with landowners, brokers, and stakeholders.
  • Conduct title verification, feasibility checks, revenue records assessment, and due diligence.
  • Evaluate land potential, FAR, density norms, circle rates, and development permissions.

2. Liaison & Approvals

  • Manage end-to-end liaison activities with authorities such as NOIDA, GNIDA, GDA, YEIDA, and other government departments.
  • Ensure timely approvals for maps, land use conversion, building plans, NOCs, registry, and other compliance processes.
  • Maintain strong relationships with government officials, policy makers, and regulatory bodies.

3. Business Development & Strategic Growth

  • Identify new business opportunities, JV/JDA prospects, and strategic partnerships.
  • Drive revenue growth through expansion of real estate projects.
  • Prepare business plans, feasibility reports, and presentations for management.

4. Stakeholder Management

  • Coordinate with legal, finance, construction, and project planning teams.
  • Represent the company in negotiations, government meetings, and external stakeholder interactions.
  • Build strong long-term relationships with landowners, government agencies, and corporate partners.

Key Skills & Competencies

  • Deep knowledge of real estate regulations, local authority norms, and revenue laws.
  • Strong negotiation skills with proven success in high-value land deals.
  • Established network with NOIDA/GNIDA/GDA/YEIDA authorities & developers.
  • Excellent communication, leadership, and stakeholder management.
  • Ability to handle multi-crore negotiations with clarity and confidence.
  • Strong analytical skills and understanding of project viability.

Educational Qualification

  • Graduate / Postgraduate in Business Administration, Real Estate, Urban Planning, or related fields.
  • Additional certifications in land management or real estate laws preferred.
