Job Description

Role Overview: As the FM, Technical, your primary responsibility will be ensuring service delivery, quality control, and smooth integration between engineering and soft services. You will be in charge of various tasks such as preventive maintenance programs, energy conservation practices, financial controls, and critical equipment breakdown trend analysis. Key Responsibilities: - Achieve excellence in preventive maintenance programs and uphold the highest standards while implementing energy conservation practices. - Assist the Key Account Manager (KAM) in managing the Mechanical & Electrical (M&E) scope of projects to ensure quality and timely deliverables. - Provide comprehensive facility, contract, and procurement management for technical services. - Conduct periodic rounds with KAM & Technical Team for building inspections and system/procedure modifications. - Contribute to achieving financial and other targets set by the KAM. - Establish Engineering & Operational procedures and ensure their implementation across all client offices. - Develop relationships with local authorities regarding facility-related issues and maintain compliance with legal regulations. - Plan and manage budgets for Engineering & Operational contracts. - Perform Technical Audits for all installations at regular intervals. - Review maintenance/service practices of M&E Contractors to ensure quality work practices aligned with manufacturer recommendations. - Plan and oversee the smooth operations of Mechanical, Electrical, Plumbing installations, and Civil works within the facility. - Develop maintenance schedules and shutdown plans in consultation with Clients / OEMs. - Inspect logbooks, checklists, and PPM schedules for effective management of Engineering systems. - Work towards achieving zero downtime and implement practices to deliver seamless service to Clients. - Ensure compliance with statutory obligations such as CEIG, Fire, Lift, Explosives, and stability certificates. - Plan and administer AMCs for all engineering equipment in advance to mitigate risks to Client operations. - Set up maintenance contracts to ensure risk mitigation for Client operations. - Regularly review and amend checklists, operation steps, and spare parts consumption analysis. - Oversee and participate in Client/CBRE Initiatives. Qualifications Required: - Diploma/ B.E / B.Tech (Electrical) with a minimum of 10 to 15 years of experience in managing overall electrical operations. - Possession of Electrical C-License and experience in handling 110kv/ Substation are mandatory.,
