Facility Manager

Responsible for overall project planning, cost allocation, implementation, and final delivery of key projects across multiple domains falling within the facilities work sphere. In addition to all the aforementioned activities, the associate is also expected to efficiently execute and improve the delivery of business-critical day to day services.

Job Requirements:

Minimum 12 to 15 years Experience in IT/ITES, KPO Industry with knowledge on Facility Management, Building Administration/Security, House Keeping, Electromechanical Services, Material Movement for SEZ Entry / Exit Process, Store Maintenance, Event Management, Medical room emergencies and Cafeteria Services.

Key Job Responsibilities and Tasks

• Effective management of integrated third-party facilities team for flawless delivery of soft services, electromechanical services and pest control services.
• Effectively handing cafeteria, security, transportation, and other vendor teams in tandem with general administration of all services.
• Establish best housekeeping practices to maintain Green building certification requirements and to meet industry standard environmental health and safety standards.
• Apply cost optimization techniques to minimize usage and consumption of housekeeping manpower, cleaning chemicals and consumables.
• Responsible for maintenance of all electromechanical equipments like UPS, AHUs, Duct able Units, Electrical DBs, Fire panels, Sprinkler systems, EM Locks, Access Panels etc.
• Ensure availability of 24/7 power supply to the facility with the required power supply by utilizing backup systems while ensuring zero downtime.
• Responsible for PPM of all electromechanical equipments on scheduled time to avoid sudden break downs.
• Keeping all the electromechanical equipment covered under the required mode of Annual Maintenance contract (Comprehensive / Non-Comprehensive).
• Responsible for keeping the facility pest free by coordinating with third party vendors.
• Responsible for employee transportation and coordination with respect to login / logout timings while ensuring adherence to employee safety standards.
• Managing a team of 3 to 4 members directly involved in the preparation of rosters and coordinating with vendor supervisors to ensure availability of vehicles.
• Understanding and constantly revising the transport operations in order to ensure optimal usage and cost optimization.
• Routinely Inspect all services to ensure performance measures are being maintained.
• Responsible for complete site security.
• Reliable industry best practices to be followed keeping in view the suggestions received from client team to ensure strong data protection methods.
• Source contractors for building refurbishments and ensure work is completed to standard and within the allocated budget.
• Manage all hard and soft services including cleaning contracts, security, mechanical, electrical and building maintenance related activities.
• Business continuity planning.
• Statutory requirement testing.

• Calculating and compiling costs for required goods and services.
• Manage a range of audits, including those from the company and the client.

Key Skills

• Process knowledge of procurement, negotiation and management of external contracts.
• Previous work experience in management of facilities/office services department.
• Well versed with MS PowerPoint, Excel, Access and Word.
• Should possess knowledge about CCTV, Access control system, FAS, etc.
• Should possess knowledge about movement of bonded materials within SEZ.
